A Successful Non-Traditional Layout
Making the most of limited space by locating the vanity in front of the window.
This condominium bathroom, located in a downtown area, was renovated in a smart way to utilize the small space. A non-traditional layout maximized the limited space by locating the vanity in front of the window. To accomplish this innovative idea, a custom designed post system allowed to free float a mirror behind the sink. The mirror also has an electric component with built-in lights for great vanity lighting. Custom blinds were installed in the windows to control back lighting at different times of the day. Modern fixtures compliment the client’s European style. The marble countertop was created and provided by Burlington Marble. The vanity is a custom stained rift oak. Metalworks constructed the custom posting to hang the mirror.

This custom layout and mirror/electrical fabrication can be very expensive.
An alternative would be to install a LED tube lighting in a small vertical box on the vertical window casings and install two mirror wings on these boxes. Yes, it would have a centerline when the mirrors are closed but it would cleaning the window much easier,
Also, it would have easier access for ventilation (if it is an opening window)
