The contractor had a free home giveaway last year. The sign was out front of the sub division and he asked me to take it down.
I was running out of sheeting at that point in the job, and seen that 4x8 sheet of MDO laying there and decided to use it.
What the problem is?
Recycling at it's finest! LOL.

It would have been a shame to waste it. Cost alot of money for that MDO.
I probably could have turned it inside out, no paint on the other side. Thats not my style though. The GC laughed his azz of when he saw it.

when someone re-sides it years later they're going to get a kick out of it too...

Nice work, but the house is bizarre. What's up with the all white corners?
THe HO wanted thar color scheme. White trim and windows, soffit and fascia.
The house is very weird. One heck of a roofline for a 1600 sq ft house. The building inspector wants can vents installed on the back of the upper roof due to the lack of ridge.
The popout window in the front was the first I had ever built and it turned out great. THe inspector climbed inside it and jumped up and down to check any possible deflection. He said that you would need a bulldozer to move that thing. :)

I guess that's the thing now. All the window shapes and colors makes it busy looking though. Did that deck use cantilevered joists? or a ledger? I assume a ledger was used.
I used a ledger. Cantilevered decks are bad news around here. Big risk with the weather, blowing rain and snow. Freeze and thaw cycles.

Bad risk anywhere, but it still happens.
That deck looks like it grew out of the house. Very clean looking.

1,600 sq ft framing $13,000
Siding, Soffitt and Facia $8,000
Decks $2,500
Those numbers are labor only, no nails no nothing. The roof was done by another guy who came in at half my price.
I may have a few frames coming up you interested?
Edit: THe decks took about a day, and siding took a week, framing took 10 days so they are pretty close time wise.

We've been twiddling our thumbs waiting for some permits to go through. We could have stood up half a dozen on your side of town waiting for these builders here to pull permits LOL! Fortunatly, I was able to spend some considerable time up north doing some market studies and property searches. I'm in the process of putting a dandy deal under contract right now.
We would indeed be interested in doing something, especially when we get into the winter months and maybe before. Are sales in your area holding steady?

Actually I haven't slowed down at all, and I don't think I am going to for awhile.
They just approved a casino about two miles from that subdivision I imagine that will be a boost in the work load.
New home sales are not doing well here though, I spoke with a realtor a month ago or so and he said---
" as of today if no more homes went on the market and at the current rate they are selling it would take 13 months to sell all the ones I've got listed. "
I had a builder contact me about framing apartments for him, a few buiildings and fifty units if I remember right. Thats beginning of next year if all goes well. Along with a few frames in between now and then.
I have been getting alot of calls from my regular GC's lately about new work and frames so things look good for us. I just can't find any good help. I am down to one other guy.
If you guys want in on some of it I'll contact you before I turn anything down. I'd like to team up with you guys on the big stuff.
As for email, I can't remember the last time I checked that thing. I'll check it more often now.
I just looked through about 1,100 emails and found yours. LOL

Short version of the story GREED. They got greedy and thought it was okay to burn me, over and over.
Maybe I am not cut out to be a boss of a crew. How do you do it? I am really struggling with this lately. Bummed out and frustrated at the same time. I have tried for the last five years to put together a good crew and have failed. Maybe it's me after all.
I am getting plenty of calls for work, and people are willing to wait. I just don't know if I want to try again with a new group of guys.
Sorry Blue for the rant. Just having a rough go at it lately. I'll call when I get some stuff going.
As for the email don't worry about it, my fault for not knowing where the email box was. :)

I used to split the profit off every job with one guy, after all the expenses were paid. Not a bad gig for someone who showed up in a car with a tool pouch huh? He started saying he wasn't making enough money. He was making more than I was.
I provided all the tools, all the jobs, and all the benifits. Accountant, lawyer the whole thing was pretty easy for him all he had to do was show up. Still wasn't enough for him.
Another guy and this guy above said they had a roof to do in the middle of a frame we had going, I agreed if everybody was included not just those two. They agreed and never called me. I was left with one other guy to frame an entire house because they wanted to keep the money between the two of them.
They did the roof in a few days and called two weeks later when they blew all the money. "Can we come back to work? We need money." I had calmed down by then, and told them that what they did wasn't cool. I had keep the two of them busy for five years on every job I landed.
The minute they get one they don't need me anymore. Maybe I overreacted but I just got tired of them wanting more money without having to earn it.
I worked more than them, I sheeted roofs on weekends by myself, I build all the stairs on weekends, I bid the jobs, I order materials, I meet with homeowners GC's and salesman. I never complained about what I was making.
I am not above doing anything on the site either, I carry lumber when it needs to be done, put hangers and straps on, sweep the floors at night. They started thinking they were above alot of the work as well too. At quitting time I watched them put their pouchs in the car and watch me load a whole site of tools in my truck every night.
Short version was better. I sound like a cry baby pee pants now. :)

You are an enabler. Those guys are takers. You did the right thing by dumping them.
Now it's time to move on and apply the lessons that you've learned. It's okay to be a giver, as long as you are getting a fair shake in return.

Thanks for the reply Blue. I agree they were takers, and it wasn't easy to close the door on them. Especially the guy I split everything with.
I find myself questioning my leadership skills at times, that is one thing I have had to learn on my own. I try to be the boss I never had, one that gives a crap about his guys, and wants to keep them around.
I talked to that contractor today about the big projects I had talked to you about, and it looks very good. Might actually happen earlier than I had thought. So be ready for a call.
I will get some prints soon and maybe I can get you a copy to look over for awhile. That way you can make sure you want to do it.
