Any of youse people do work or know the construction environment in the Florida Keys? What’s the availability of land? (Well, I know it’s like in Montana…) Are there any restrictions that don’t exist elsewhere in FL? Is material availability an issue? Permitting difficulties? Special considerations?
Have a new potential client and trying to learn what’s ahead. Also talking to the likely builder, but information from other sources is also a good thing…
Thanks.

Check flood zone elevations and regulations for the property.
Plan an extra three days in advance for materials deliveries.
Labor pool is seasonal.
I haven't been to the Keys for thirty years but this is generic to all island work, IMO

BTW, They have plenty of undeveloped land down there.
Unfortunately, it's all submerged!
