Asphalt covered gypsum sheathing
Hey Y’all
I am going to be replacing a window on my 50’s ranch and it has asphalt coated gypsum sheathing with a brick veneer. I am wondering if anyone has experience with what flashing tape or method is compatible with the asphalt coating.
It has a replacement vinyl window in the original wood window. I am going to remove the old rotten wood window frame and reinstall the vinyl window. I will add additional wood the the rough opening to make it work. I need a way to make a continuous water control layer.
I am leaning towards Zip liquid flash for the sill pan but the brick veneer will make the detailing Liquid flash of the sides a bit difficult. Will the Zip tape adhere to the asphalt? Will the liquid flash adhere to the asphalt?
Thanks
Skinny

I can not answer any of your questions but will add this.
The original construction relied on fit and finish of frame and trim to the brick veneer. Any water entry behind the brick or into the framing with no way out is obviously not good.
Older masons installed weeps and kept the area between the brick and sheathing clean. Water in (excessive) a way out. Minimal moisture could dry. Tar paper over sheathing was the old norm, at sometime in various locations, that protected covered gypboard or fiberboard saved a step.
Here is a link to a pretty good install article at JLC online:

My suggestion is to pay special attention to the final finish. Use Urethane caulk or Lexel with backer rod behind to make sure your bond is to only two sides, trim and brick. Mask both sides, caulk and tool, pull tape off for a clean line.
This is your first line of defense and what everyone sees.
Silicone and “painters” caulk, no way.
Best of luck.

Thanks for your wisdom. The need for good detailing is vital here because the window is in the shower. It gets water on both sides. There are no apparent weep holes on any of the house. I hear you on the caulk around the trim. I don’t like the idea of using caulk as my water control layer but it is what it is I guess. I really like Lexel and use it quite often.. I ordered some Vycor plus. It seem at least worth a try.
