Did you take the fan out of the housing and check for debris?
Leaves can blow in sometimes. I once investigated a noisy bathroom fan and found a dead sparrow.
sometimes the fan motor is just worn out
in a lot of cases you can buy a universal replacement motor if you cant get a origional
saves tearing open the ceiling
