It’s been about 9 months or so. I am not sure if everyone can remember but here are some of the photos of before on the burnt house I bought.

Here is how it came out. Not fancy but not a fancy neighborhood. Came in a little higher than I wanted financially but then the realtor told me she could sell it for more than I estimated so it all worked out. I am sorry about the size issue. First time I have ever had an occasion to wish something of mine was smaller. I don't know how to change it or lighten the kitchen photos. DanT
A few more.
Very nice Dan.
Man Mooney could be a member of our big belly club huh?

I tried to sign him up but he said no. Some people just don't know when they got it. Thank god we do. DanT
Gawd... talk about people looking like their pets. Or is that the other way around?

My wife doesn't resemble Peanut at all I will have you know! DanT
Turned out really well.Did the soot bother your lungs when you first went in to start the renovation?Did you get rid of the smoke smell?Again it looks great!-^^^^^^"and that's all I've got to say about that"
We used respirators most of the time during tear out. We sprayed all the surfaces with Kilz after demo. That took care of the smell and soot feel. DanT

Good Job Dan! A lot of work in them jobs. I use to sub for a restoration co. and was involved in many fire jobs. A long time to get to a clean and smoke aroma free condition before you get started on the fixin. go home stinkin. george c.
Turned out really nice, Dan. With all the other projects you have running, I'm surprised you got the BBQ house turned around so fast. Good luck on the sale.
And then you can buy the neighboring house and get rid of that tarp!

That house was it by a falling tree so hard it knocked the house back 5" off the foundation! Amazing hit. I can only imagine how bad the roof is racked. It too is a repo and they have been trying to get 18k out of it. No takers. I called them and said I would take it for free but they were not enthused with that offer. Go figure. DanT
I thought we are going to have a rib-fest or something.
You know they say a burnt house brings good luck, well, especially if it's somebody else's house.
Best of luck Dan.
Once I get it sold I will be better able to afirm the good luck thing lol. DanT
This is none of my business but I'll go ahead and ask. When you bought the home was it "Bank Owned"?Are you going to sell the home now that you've got it renovated? What is the total amount of your expenses? I'm curious as the last house I renovated was smaller and my total expenses were about $16,000. I did all the work myself and $16,000 is what I spent "total" - this included materials, holding costs, closing fees, sales fees, etc. Thanks and again it turned out really well.'^^^^^^"and that's all I've got to say about that"
Yes it was a bank repo.
I have about 24k in repairs and expenses. I hired a guy over the summer to handle the bulk of the DW and some other areas. Other than that we used it as a filler and I worked on it on Saturdays. I could have saved 4.5k without hiring that guy but wanted to keep it moving. DanT
You drive an Escalade??
Wife's car. I get to drive it about once a week and if we travel. DanT
