Homeowner is looking for advice on how to deal with black mold on the sheathing in the attic. I do not think the roofing is leaking, there are gable end vents but no soffit vents they are looking to sell the house and do not want a problem with home inspector.Thanks

Covering up or hiding mold and not offering forth a disclosure is not a good way to go.
And real clean up is not to be done half ass 'd.
I would first find the cause (are things vented directly into this attic like bath or kitchen exhaust?)
Large enough holes from crawl or basement that could bring moisture up there
But note that a lot of what's called "black mold" ain't.
You might want to get a sample and see if it is a dangerous breed of mold or not.
The house has a REAL problem, the mold is just a symptom. Whoever is buying it is also going to be buying that problem as well.
I think your best course is to put together a plan of action, with labor and materials, for fixing the problem. Make it a real proposal including timeline of completing work after start date. If the current owners can't afford it, perhaps the work can be rolled into the purchase cost of the house and be done after the current owners move out.
Q - How do you know it is black mold and not just some mildew stains?
A - You don't, because if you were qualified to make that judgement, you would already know the answer.
Educate the HO that neither is a typical HI so qualified If all he does is stick his head up there, see black stains and uses the word mold, he can be sued. He MUST be qualified to amke the determination in order to make the proclamation.
If they are truely concerned, they need to send samples to a testing lab to know. That is probably the best bet. Then they are preparred to answer when or if it comes up.
