Does anyone have any experience in the finishing of Brazilian Walnut (Epi) hardwood flooring? Latex Emulsion vs an oil finish??? Any thoughts?

If this were oven in 'Knots' the answer would be Clear Shellac Sealcoat followed by a Polyurethane top coat(s)..being as it is a floor and Ipe is VERY hard and dense..my thoughts are leaning towards a THIN penetrating oil/poly film Vs. a waterbased or what you refered to as 'Latex emulsion'. A penetrating finish is more easily refurbished than a film finish or one that is built up in thickness..
Alot depends on where the floor is..Entrance foyer? and what kind of sheen you are aiming for..if you want to "sock skate" a coat of shellac followed by a re-newable wax is awesome.
High traffic and kids dictate an easily cleaned and tough finish for that I would go with a straight poly.
I am no expert but have used Ipe twice now with an penetrating oil finish. One thing to keep in mind is the bleed back of the oil. this wood is so dense hat it really takes awhile for the oil to absorb. try Sutherland & Welles polimerized tung oil products. they are really great.
