Brick Ledge Flashing Detail Above Stucco Band
We have a fairly unique design element on our home where the brick is above a 2′ band of stucco throughout the house.
The brick ledge itself is 5.5″ deep, above where the stucco starts. Here’s a section drawing showing what i’m talking about.
Any suggestions on how this brick ledge should be flashed with respect to the stucco drainage plane? I have been considering York’s Flash-Vent SA SS, or just a more conventional PSU product (BlueSkin) and some MortarNet to catch droppings.
Any advice or thoughts would be greatly appreciated.

Why does the foundation extend 4-5 feet beyond the wall?

Like Mike, I have so many other questions. Where is the grade?
1. Stucco has no way to drain or weep at the bottom, tight to the top of foundation.
2. The typical brick through-wall flashing should suffice, with the metal drip edge extended over the face of the stucco. Weep holes at 24" o.c. The flexible flashing should be sloped and extend up the sheathing 8" min. depending on where you are located.
3. Why stucco instead of just a parge coat on the face of the foundation?
4. I would also put a slip sheet between the slab and 3/4" floor on the interior side.
5. Hold the Zip-R 1/2" up off the foundation brick ledge and liquid flash the joint prior to the brick flashing.
