Would you buy property with seasonal ground water (26inches)? See attachments
Hey friends, I’m now under contract for a property that we intend to build on. Exciting, and scary. Property and location are amazing/beautiful. Have a few days left for inspection. There is seasonal ground water at 26 inches. There is power, a shop, and a good well. No septic or house site yet. Site eval compete. Approved septic permit for 3 bed\2500sqft septic. Approved for stem wall crawl space house at 2500sqft.
Please see attachments.
Soil type is C1 (sandy,clay,loam).
Septic system could be more complex (cap and fill). Got quotes around $25k.
How would this impact the foundation construction? Don’t have quotes.
Would you buy this property if it was a good price in a desirable location? Thank you!

I wouldn't. Mostly because I don't want to deal with a crawl space and a full basement is out of the question.
Consider carefully where the house & septic are sited so you can have a pure gravity system.
