We have a coastal home built with t-111 that is beginning to rot….hey we did not build the house, just bought it. We have asked a local guy about installing hardipanels to look like board and batten and he hates the idea, says the horizontal z flashing will rust and ruin the look. We feel sure that there must some kind of affordable coastal proof z flashing..he says stainless would be unaffordable. There are no board and batten type cottages in our area..everything is vinyl siding which I hate. Is this true or does he just want to do the way he knows which is hardiplank lap siding? Thanks, MG

I don't know what coast you're on, but there are lots of places that could supply ss flashing. Be sure to use 316 ss, others will corrode, believe me.

get a price on the stainless for you, and let you decide?

Use Hardie-board instead of Hardie-panels and you eliminate the horizontal seam, but there is a reason nobody else has B&B there. It is a siding style that leaks like a sieve, so you have a lot of hoops to jump through to build a rainscreen wall to keep that windblown moisture on the outside.
This project could be done, but it will not be cheap.
And you do NOT want to just cover up rotten siding, esp if the T1-11 is the structural sheathing also

I may have gotten the wrong idea. Did you mean to look like the T1-11 reverse B&B maybe?

We are 4 lots back from the gulf...survived the last hurricane really well because of that...the thing I was considering is the flat hardipanel with the trim pieces nailed on that make it look like real board and batten so the only seams would be between the panels. I looked at the bendtek site and could not find any z flashing in stainless to find the prices of such. Anyone have any other ideas of the kind of z flashing to use for this or the price of stainless steel z flashing.. We are going to find another installer as we just don't want the lap siding boards and it seems he is not wanting to do this type of install, don't know why. thanks for all your comments...this is a great place..MG
That's the way I have details on my house. I used Miratek for the nailed on pieces (w/SS nails of course)
As far as bendtek goes, I'd just call them and ask what it would cost to have z flashing made up. They seem to do lots of custom work from what I gathered.
