Howdy. I am an architect in Boulder, CO looking to colaborate with builders. I am currently working with a couple of local builders in design/build capacity (new homes, remodels and commercial projects), and enjoy the colaboration with them. We are using intergraph 3D Cad software and can produce renderings as sales tools, and we just won a CARE award (HBA Denver remodeling award).

see my website below for pictures of my work. 28 years in the biz. The house in my website is where I live now and will soon be in contract (sold). Looking for new options. Already looked in Sebastopol California a few weeks ago but it was too expensive for what I wanted. My next thought was around the Boulder area as I had lived there for a summer years ago and loved it. How is the remodel biz there and might I find architects to work with in your opinion. My house is going to sell for about 1.2 so I should have about 6-7 to invest after all is said and done. Would love to find another fixer upper to redo and sell (and live in)....any thoughts?

This is getting off topic of Rich's original post, but I am in the Boulder area building a home and I have been told by our inspector/appraiser that many of the homes over 1Million are just sitting there where it used to be a hot market a couple years ago. This came up because my neighbor listed his house at 1.5 million which we think is hilarious since even in a good market it is barely worth half that. A lot of high tech stuff around here isn't doing all that great. I'll bet Rich knows more about the market being an architect, however.

So what are you saying exactly? That I could pick upa bargin and renovate it to sell? But if people arent spending the money is it a wise investment? Also how do you think the reno biz iz there? I noticed in northern Calif when I was there a few weeks ago that people just don't seem to do a lot of home renovations like they do here on LI in NY

I am just south of Denver, a large amount of high end renovation work here. Its hard to find good help. You would do well here! In many areas of town they just scrap off the old house & start new. Your new found wealth from your home sale will last longer here then Calif. It would also help if you speak spanish in this neck of the woods, high % of workers from south of the boarder here.
Was looking at listings on line in the Boulder area. Where do you think one could make the most money doing my own reno or new and outside reno work as well?

Been in the Denver area 25 years, Boulder is nice but over price college town. In the Denver area Cherry Creek is Big $$$ also Cherry Hills is where the top dogs hang! Somebody that has their act together and is a hands on builder could build 1 house a year in the $600K to $850 K and gross $200-$250K. Douglas County 20 miles south of Denver has been the fastest growing area in the past 8-10 years (check out Castle Pines Area) As schools go if I had the money I would send my kids to the Kent Day School in Cherry Hills . Andy, you might be able to pick up a bargain, but what I have been told is that there are a lot of houses in the 1-2 million dollar range that have been on the market for a Loooooong time. In other words, you might have to wait a while to sell it.
Our appraiser told us that houses in that market just are not selling where as a couple years ago, when every dot com company and their overpaid employees were in the Boulder area, they couldn't build/renovate houses in that price range fast enough.
We're building a custom home up in the mountains above Denver/Boulder, so our market is a little different. And I should mention I'm a homeowner, not a builder, but always interested in what is going on in the area. The builders around here can tell you lots more!

Paula.....I may be able to get this house (320 years old on 2 acres 45 min to MAnhatten)which is two minutes away from the house I think I may have sold here (I should know today or tomorrow) but if not we havent anywhere to go so we're expanding our options
California was way too expensive for what you get IMHO. Weathers perfect there though...oh well.
Always loved Colorado. Wondered about the schools there in the Boulder area for 7-12 grades or alternatives. And how I might do as a smalll renovations company and what the "best" areas are to do any spec work besides working for other clientle.

I would be real careful moving out west. Housing is totally different compared to the east coast in my opinion.
Very few opportunities to renovate old houses for profit like what you are doing.
Now if you want to come out west to slam together some new homes or do some basic remodeling then come on out.
Everything is very generic here.
Another thing is that housing prices are more influenced by just the location and not the actual condition of the property. If you have two houses in the same neighborhood and one is run down and the other is remodeled, the price difference usually is not enough to cover the remodel work.
I think for your money you get a lot more on the east coast.
If I was in the denver/boulder area I would concentrate on doing finish basement work. They are building and have built thousands of new tract houses with unfinished basements.

Same here on LI NY. Its all about the location. If I had the same situation as you speak about and the two houses are only two blocks away but the run down one is in a great hood and the beauty two blocks away is in the different school district then hands down the beat houses gets so much more $$$....yet I think you actually mean "on the same block". Thats what I noticed when I went looking in northern Clif a few weeks ago. Just seem like people don't do all that much to the houses like they do here on the east coast. I think its called "curb appeal". Tons of work going on here but the prices to live are astronomical so no matter what you earn....you spend so....depends on the lifestyle one wants when it gets down to it. I'm guessing in Colorado I wouldnt make as much but wouldnt need as much either. I'd be happy to do some well built houses new, as well as my reno work so all that together might pan out. who knows. You trade one set of problems..or solutions for another it seems. Its funny because looking at properties on-line in the Boulder area it seemed to ME you get sooooooo much more for your money there then here or California. Here, for 4-500000 dollars one gets garbage on zero property pretty much and from what I saw there.at least in the pictures seemed like you get a lot of house along with land and views.
Who knows....I'll see if I get that 320 year old house and if not then I'll take a trip to Boulder ffor a look see like I did to Sebatopol, Calif a few weeks ago....whewwww......getting exhausting is all I can say.

Are you sure this is in boulder? 400k with land, a lot of house and views. It has been awhile since I have been there, but I remember anything with land that was close to boulder was very, very expensive.
I also really like it there. I go there (actually denver) a couple times a year with my wife for conferences. My wife goes to the conference (for work) and I get to play all day :) We have thought about moving there and still might some day.

I'll tell you, but I am just real, real curious what I am saying in my posts that wants you to know how old I am.
I have seen some nice places on an acre or two for that price but it was way outside boulder, in the mountain communities. Things have probably changed, I'll have to go and do some searches. I agree though, the only way to check it out is in person. Good reason to take off for a little while.
If the real estate market there is slowing down it would probably be a good time to go. That place is just going to keep going up and up.
At least when you go, you won't have to deal with all the jokes about califorians like I do :)
