We’re starting setup on a large roof replacement job today. Thought I’d run a journal on it here. This is a 7 or 8 year old house with a painted metal roof and half round gutters. The finish on the metal has failed and the gutters were not sized properly and they’ve taken a beating from snow slides and no longer flow properly. The barrell dormers were done with copper but where the two metals meet is a caulk mess.
Our job is to remove the existing roof and gutters ( which are getting recycled on a barn ) and install a standing seam copper roof (with snow guards) and quarter round copper gutters.
I bid a copper roof on this house when it was built, but a contractor I don’t work for ( I did work for them on one job and it was a nightmare) got the contract and somehow the roof material got changed.
I’m not green anymore.

Interesting, a house of that style with a metal roof, is this done a lot there? I might have expected a synthetic or real slate.
I think I like the look but it isn't what I would expect. There using copper here on the dormers in lieu of wood trim. The house is 16,000 s.f. three story using a copper crown under the eaves, but the roof is slate. I'll try to get some photos of the work.

Very seldom with this type metal. We have a lot of old homes in the area with terne standing seam and a lot with copper standing seam. Some slate and some tile. This probably the 8th or 9th metal roof I've taken off because of incessant leaking and paint failure. We're almost set up and ready to roll. Had a tough time getting the alumapoles up thru the pergula. It's not attached to the house- stands about 18" off the back wall and is shakey when you're standing on it.

Have you thought of teathering blocks of dry ice at the ridge of each section, cooling the roof early in the morning by raising and lowering the ice till the metal cooled?
Just a dumb thought. My engineer daughter says I should stick to trim carpentry and to stay away from dry ice and high roofs with my small brain and big imagination.

All, we have the back dormers valleyd in and the starting pans complete...the curved part was actually easier than I thought it would be, Dale gets most of the credit, I just cut and fold and hand parts to him.
Once we get the dripedge around the curve and cleats riveted and solderd to the bendy part, we wrap the barrel w/ flat seam.
Our thermometer ( a new one, digital) was supposed to go up to 158*...it died at 137* went all black on the LCD.
It was a good 2 days.

Amazing what y'all do.
I visited a friend today who's delighted with the framing on his new (expensive~$300/ft) house. When I asked about roofing he said painted metal. Doesn't really have a clue what he's getting, other than color. Sounds like what you're replacing. Said they claimed a 50 yr lifespan, hadn't seen a warranty.
Surely all these painted roofs don't fail so quickly? I took the liberty of forwarding your opening post and later pic to him. He introduced me to his GC, who I already was acquainted with, as a perfectionist. Hardly, but he's seen my last copper effort and didn't notice the distinct imperfections.

I just installed my 1st one this spring and that was only because the owner had a color scheme he wanted to stick with. It was a b!tch to work with compared to copper. It also was not much cheaper than copper.
My advise is to use a company that's been around for awhile (the product I used is by Metal Sales) and get a Kynar finish. The roofs of this type that I've replaced (as is the case here) were manufactured by companies that went out of business or installed by roofer's that went out of business.
The skill level necessary increases with the complexity of the roof. There's been a lot of talk on this forum about how easy painted metal roof systems are to install. They are easy on easy roofs, but they can turn into a nightmare on complex roofs.
I've seen a lot of failure, but I don't get called if someone's roof isn't leaking or in need of replacement. I'm sure there are good systems out there, I just don't know which to recommend. Birth, school, work, death.....................

I'd guess you need some numbers real quick huh? Just for a heads up the space between center dormer and rt dormer is 60 1/2 while the left to center is 59 1/2. All three are 52 between side pans at the bottom. The center dormer is cocked about 5 degrees clockwise as you face it. In relation to the ridge. Your hip cuts were dead on. Man, you guys amaze me. I get into a couple roofs every year, just so I remember why I hate doing them - and mine are the plain old garden variety asphalt. I love the copper. Using it now for some window tops (and water tables and flashings). I wanted to use it over an bay window, but couldn't justify it (on what will be a rental).
Not to get too personal, but what would it cost in material to do one like that and how many man days would it take? I noticed Sphere said 4 squares a day...was he kidding or serious? My house in VA is well over 100 years old, I got the metal roof painted to buy a little more time, but it won't last forever.

This roof is pretty complex. If I get everything laid out right and they don't have to sit there on the roof or scaffold and make serious alterations, they'll probably average 3 squares a day. Materials will run about $300+/sq. This roof is about 70 squares.Birth, school, work, death.....................

The shrinking of the DE for the dormers is slick, wait'll ya see it.
Get bending, we are outta pans, cept for the two hip cuts and the rest of the dormer fronts.
EDIT: DON, that is as close as I got with camera for the chimney, I'll get a closer one when I take it up on the roof, black case for the baby gets right hot, so I don't always take it up.
ALL: the horses have 1600 acres to play in, and i won't snap a pic while a horse is in stall, they spook too easy. When they are nearby I'll get a shot I hope...purty animals they raise there, and fast.

Here's some from earlier today. Sphere might have some to add later. It's brutally hot up there (We set a new high record today and several other days this week) and I've made several fabrication mistakes which have slowed them down some. We've spent a lot of time laying this plane out symetrically so the seams don't interfere with the dormer valleys and so the seams are the same distance from the sides of the dormers. This means the rows are not all the same width, so we're having to keep up with which pan goes in which row, etc. We're also working toward the middle in a bunch of liitle sections rather than left to right across the whole roof. Takes longer, but looks better.Birth, school, work, death.....................

1. Do you custom bend all the pans? What type of break?
2. On the rounded dormer roofs, it doesn't look like you can run one piece of copper from the fascia all the way back to the main roof, so how do you seam it? Is this a standing seam of some type where you have a stretcher/shrinker, or is it a flat seam that can be beat into submission?
Do you give classes? Ever consider publishing a video - it might be profitable. Between the technical skills that could be learned and the half naked sweaty men...(any women on that crew?) you could have some audience.

Yup, that's my part in this operation. It all starts as flat stock. There's a pic of my brake attached.

We can do standing seam on the barrels, but these will get flat seam. A series of 18" wide pan will run up fom the roof on each side to about 6"-8" below the center of the barrel. A cap piece will then lock to both of them.Birth, school, work, death.....................

All we did on wed. was curved drip edge on the dormers and some solde to cleats on the sides of the dormers, not really photo quality work..LOL. And it got "stupid hot" , too hot to solder , the torches are pushing 800 degrees..and at the ambient temps we thought we could actually just flux and rub the solder on..it got HOT.

We clamp sheet metal vise grips to the seams and let the rungs rest against the vise grips. The rails of the ladder just lay on the roof.
Probably won't be any updated pics for a day or two. Got rained out about an hour ago and we've got a small job we need to pull off and do Mon.
Just had a little meeeting out there today, and we've had a change of plans on the barrell dormers. Sphere suggested we use diamond shingles on them instead of flat seam and I think we're gonna run with that. Um..them vents. We thought we'd make a "hat" over the existing shroud(?) . Use the three screw holes that hold the mushroom doo dad?
Also the base needs a cover skirt where it is flat..seems ya sent us a hunk of cu 10' long with a 90 bend, about 8'' each way, with a male lock...it is on the trailer, what did you intend that to be?
We could make a skirt outta that, 4 sides @ 22" with a semi circle on the inside to chase the power vent's duct diameter, that would fold down the curb and over lap the side flashing?

Sees that all liens that have been recorded have been released. That if a property was titled to a husband and wife that both signed off on the sale. etc, etc.A title insurance will pay if there is a dispute about the paper work, for example husband and wife signed on the sale, but the "wife" was actually his new girl friend.And the title insurance will not cover boundry disputes.A survey is the only way to know for sure what you have bought, DAMHIKT.
Don't know about the title insurance in your part of the world Bill, but in NY (and in VA) the purpose of the insurance is to pay in the event of title disputes including property line disputes (big ones, not usually little ones like fence line disputes).
There was a fairly well known case here a few years ago where an Indian from a local tribe came out after builder put up five houses. Indian said his tribe owned the property. They had an arguable right after 100 years or so, and the title co bought and paid for five houses. You pay for the insurance, they pay for the lawyer to litigate if necessary, and they pay for your house or any part of it if they lose.
They also require a survey here, and they look at them as well as the property if the survey is not current. That's called a survey update. (Nominal charge of $50 or so.) That's to protect the title company and a lender in case there's something on the property that might impact title or other items in a Federally funded loan. I don't know if most title people would have picked up the difference in acreage from 2 to 4, depending on the lot itself.
If I am contacted by somebody that won't pay for title insurance in today's world, I won't take the risk. I wouldn't represent them. Closing without a survey ain't so smart either.

Hi Don. What I was taught in Va real estate school, and I believe my policy says (been quite awhile since I looked at it), was that the insurance was solely for defense of the title. Not to repair any loss. I could see where the title defense might cost more than purchasing the houses, but are you sure the co. was required to do that?PAHS Designer/Builder- Bury it!

I am about 98% sure that the policy requires them to pay for the loss. (If I can find one of my VA policies, I'll read it.)
I actually had the misfortune to litigate with a couple of these companies for a while. They can be tough. But then again, they are after all - Insurance Companies.

Now I have never limited experience with this, but this is what is printed on the cover of one policy and I have seen several others that are similar.A. Mrital rights of spouse of the insured.
B. Mechanics lien that is not recorded.
C " Surevy: Any encroachments, measurements, party wwalls, or other facts which a correct survey of the premies would show."
D. Easeemnts not recorded.
E. Rights of parties in posession not recorded.Now I don't know which indian case that you are talking about, but whenever I have seen one of those it has to do with the terms of the treaties and if the property was properly convade (sp?). No the property line.

Got a story to tell ya about a buddy of mine and a trailer.
My buddy Terry has a sister and BIL that probably couldn't have made it into the movie "Deliverance" as extras because it would have made the movie a horror instead of a thriller!
Terry's sis and BIL are planing on moving the trailer and they don't have any money so they hit Terry up for the funds to do it. Terry being tight with a buck and not afraid to take on a challenge decided to move it with his 3/4 ton truck.
Terry blocks up the springs, don't need no stinking shock adsorption!
Terry has to pull this trailer about 40 miles to the next town that his sis decided to move to. They hook it up and take off. No mirrors, no pace cars, just Terry in his 3/4 ton truck and a 40' trailer on the back, oh, and the sis and her husband "Lurch".
Headed down the back roads to avoid attention they get near the place they need to, pull over and decide on how to get into town when some farmer comes upon them and tells them that a highway patrolman was coming that direction.
Farmer tells them to pull into the field to get the trailer off the road before John law gets there.
Terry pulls it in and right then John pulls up. Rolls down his window and asks them if everything is OK. Terry tells him that they got the trailer where they need it the patrolman drives off.
Terry told me that the trooper was eyeballing his BIL and sis and must have thought, "hell no, not even going to get out and write these guys up, they got enough problems"!!!
They head into town and deliver the trailer with no incidents, and Terry saves himself a couple grand that he knew he'd never see again.
I've seen his BIL and sis, man, scarry. I know why that trooper got out of there.

There is a LOT of copper up there, and having done my own copper roof, ( which, as I am NOT a copper guy, I will never let ANYone see, LOL) I know how much copper weighs...thats a lot of lifting! I imagine you all had to find super dark shades!

4 guys setting & removing scaffold, tearing off and drying in. They also installed the majority of the front plane pans where there was little detail.
One guy fabricating and hauling.
Two guys installing the majority of the roof and detailing it.
We started setting scaffold on July 23, so three months. August was slow going because the temps hit 98/99 daily for about 3 weeks. Then we got a week of rain. Also in there, Dale & Duane spent a week else where as well as some random dyas on other jobs. Oh, and Dale quit for about 3 days. And he's been on jury duty this month and has missed 4-5 days because of that.
I know how much copper weighs..
It's about a lb per sq ft. A lot lighter than asphalt shingles.

Yes they are. Every halter has a brass name plate on it...just a wild guess, there are 1,100 head on the the site..that is a lot of Alpo and glue.
From what I was told, "Gainsway", is derived from the dog food "gainsburgers"...and to think, that when I was a kid..I actually ate some, thinking it was "play DOH", which was wayyyyy too salty for my taste at the time.

Gainesway farm was started/founded by John Gaines who was the son of the man who owned the company that made Gainesburger dog food. Come to think of it, I haven't seen that stuff for a long time. Anyway, the money from Gainesburgers bought the farm. The horses on it never had any potential of winding up in the 'burgers. There isn't a horse on that farm worth less than $10K, and there ain't many worth that little.Birth, school, work, death.....................
I actually fed that stuff to my dog when I was a kid...both the hoceypuck type and ground in a pouch..I can still smell it.

I hear rumours of a slate job, a civil war era plantaion house that needs ME to do some hoo-doo on a spectacular skylight, and a nother copper job about the same size as this was...so, I really don't know.
We'll start getting frosty mornings soon enough, so I HOPE he has some kinda FLATTER work in mind...LOL
I'll miss this place, it was a helluva job, and the scenery helped a lot...I realized I am not alone there, there are a zillion horses azzes there!

I'm not keeping it a secret. I gotta get the teeth to mesh. Next job up is a box gutter job (carpentry by us) dead across the street from Lynaughs. Then if it's ready, a 600'+ copper gutter job (boom lift work). 13 sq of slate (new construction), but the slate won't be here for quite some time. That's a training shed (octagon) and it also gets copper gutter. 5 or 6 squares of standing seam on a walkable pitch. More flashing than Josh can keep up with, and a standing seam job downtown that's been in the work for months. Oh, Oh, you'll love this. Copper cornice replacement on the old courthouse. We gotta get a 120' boom to get to it. The city called me today to get my tax ID for a purchase order. Pucker your butt up.Birth, school, work, death.....................

The trailer? I was just cruising along at 55 talking to Gman on the phone...when I came up behind the fiasco SECONDS after it happened. I pulled over to see if a car was under it or what. Stuck around a while observing the reason of it all, seems someone never had the axles attached right. What a mess.
Them horses are usually WAY out in pasture, for some reason they were up by the cartpath I come in on ( mighta been my breakfast sammich they smelled) so, I got the photo op of a few. Beautiful beasts they are, just beautiful.

That farm doesn't fancy their barns up much. I've done barns on other farms that make that house look like that mobile home you posted a pic of. They understand the horses aren't impressed with lots of copper. That farm manager is one of the most revered horsemen around. He and Billy Lowry are cut from the same cloth. Hi guy. Adverse possession is alive and well everywhere I know about. Somewhere in here, if you don't think you're getting the correct info, think about paying a real estate attorney for a consultation.
Beyond that, zoning is pretty much everything. You need to understand exactly how it works for your situation. Get it in black and white. County bureaucrats sometimes make mistakes, sometimes lie. Even an honest mistake leaves them unliable here. Cost a friend a couple hundred thousand dollars. "Oops, sorry about that..."
I just got screwed on taxation. Seems the local interpretation was wrong and I got a bill for past mistakes that was 400 times what I'd been paying on a 2 acre parcel. After that I only have to pay the greatly increased annual bill. Another "Oops, sorry about that..." Apparently there were 90 of us here in the county with the same problem. Major embarrassment for the surveyor who advised us all on the issue. Not overly trusting, I double-checked with the bureaucrats. Then I structured a sale in accordance, which turned out wrong. Feces happens.

Well, we had a piddly week so far. filling in the gaps and wrapping the dormers. Went out and hung some K gutter this AM, then we went and laid up the 30' valley and cleated it for the pans.
We finally got some MUCH needed rain and cooler temps (slightly).

It rocks! weighs in about 50 lbs tops. Takes some getting used to. Found it best to hang it over the passenger seat head rest, when driving, it is still too new to just lay it in the van.
It is not for everyone, but I can see the thought behind it's engineering. And being a freak size, if it fits me, it'll fit anyone.

That chimnee pic was good , did a print out . I like the diamond tile on the dormers . Looked like a copper quilt draped over the roof. Did the hats have standing seams?
actually, yes. The oval tete had a raised lip to meet the walls of the sides, soldered to keep out the vermin.

On your picture 4, the curved drip edge over the round dormers, how is the copper formed into the curve. Pics seem to show a texture, almost buttons on the front. Is this stretched/shrunk? Done on site or in the shop?

I used a 3 tine gutter crimper to shrink the face of the DE, every crimp is 1/2 wide, in inches. The crimp will eat some space depending how hard ya pinch it.
Dormer was a true 80" finished lenghth for the half circumference...but a lot of crimpage.

They LOOK like a PITA, but they were a lot easier than flat seam and solder. Really, one side takes about an hour at the MAX.
The hard part is staying on the chickenladder and having yer stock close by. And the heat. And all the rivets. And not dropping the drill. And the wiggle wood substrate that wont take a nail, so ya switch to screws. And then ya drop something else.And the popriveter breaks. And then .......LOL
I love it.

The front and left hip plane are DONE ( cept for a bit of gutter), So..C you or Cu or See U or See you, who ever he is, finally found some MORE Copper..I think he ran out..once or twice...MADE these WAY COOL gutters...we hung them without a hitch, He DA MAN.
Another shot was TODAY at 330 PM, when Dale and I BOTH about crapped out..STILL hotter than the hinges of the door to HELL..Cold front and rain is here now..thank god.
The dormers on the front went a LOT better, we practiced on the back side, and "dialed in" a new process..but even so, Gman hadda make a 100+ with four bends each, for every dormer..Again, I tip my sweaty hat to him...

Copper's gone up some ( actually, not as much as asphalt shingles, proportionately), but not even close to doubled. I took a little bite on this job, because my main supplier didn't have enough inventory when I needed it and I had to buy from suppliers "B" and "C" and I don't get quite as good of a price from them.

As to the temp situation, be careful what you ask for. Yesterday it was in the 90's. Today it was in the 60's. Tonight its dropping into the 40's. Sheeze 50 degree drop within 24 hours.

I did not build it, my contractor and friend did...you can email him through the forum..he started this thread as either CU or SEE YOU..his name is Grant.
He can make any thing you need and ship it, and if you think you can solder the seams, yer all set!
I'll tell you the truth, I have subbed to him for a yr now, and he is a sweet heart, but when it comes to soldering verticles, on a pic, 30' up, either HOT or COLD, even with a great torch set up..it is very TRYING on ones patience. But then again, I am anal..I want it right...so's we dont have to come back with a 40' ladder to fix it!

I'm in central Illinois, near Champaign-Urbana to be exact, well kinda exact.
My house has a 12/12 roof and two planes meet in a single valley in each side of the house, respectively. It has old galvanized half-rounds and at some point somebody riveted on a crude dam to stop the water pouring over the edge.
I bought a scissor lift to do the work and have barely used it. Probably be up there when the snow flies.

Thanks, that's nice of ya but it wasn't necessary, I don't recall reading it (possibly age or the lasting effectsof a mis-spent youth).

Seriously, that inside miter is a part of a total fabrication by Grant...he made the whole shebang..the 1/2 round 6" that was there was inasdequate and also got trashed by ice sheets * see the snow catchers*...ahem..I think they were close to 10 bucks a pop.
Funny thing about this roof..Grant coulda had it a few yrs ago and done it right, they opted for a competitor..now here he is, doing it over for them..I love this guy,he has a way of 'seeing" what needs to be done, and does it, does it right the first time..oh, and he hires the best subs in the world (G)...

We used plaster some when Dad and I worked. (He was a full time plasterer for many years. He told me when he was a kid, he had to get the growlers of beer for the crew - the standard was a quart of beer per man per hour. Them were the days.) The vinegar will work, but we never really had to use it. Instead, take your bucket and put a little water in the bottom, maybe a cup or two, then sprinkle the plaster into the water and let it suck. Keep adding plaster until it soaked up much of the water, then run your stick around for a quick mix and go to work.
Plaster will start to set when you are mixing it. The more you work it, the faster it sets. No amount of water is going to change that - once it starts, it's gone. That's why we poured the plaster into the bucket and let the water do the work. Don't overwork it. Use small batches until you get the hang of it. Likewise, clean the bucket thoroughly every time. The old plaster is a catalyst to the new stuff and makes it harden faster.
(One thing I haven't tried yet, but intend to, is using a spackler's tray for the plaster. I'm used to working off a hawk or a trowel for spackle, and I need to get a tray since it's easier to get the plaster out of the corners faster once you need it.)

Actually, posting to ALL as well. Today was a MAJOR FEAT!!!
We installed the LAST PAN of roofing on the main house!!!!!!!!!
1600 oclock was the magic moment.
Some 60' of gutter and screens, a dozen or so sno catchers, and a scant 30' of hip cap and ridge roll, and we are OFF that monster.
About 14 sq of garage or so..and we are done. Whew.
