How hard would it be to make some sort of adapter that could transform a cordless tool into a corded?

talking competely out of my rear end here, but what about a ac-dc transformer plug? like the kind from radio shack that are square. Find one that goes to 12volt for a twelve volt tool. Strip the wires and solder to the connections where the battery would go.

Seat of pants reaction, by the time you bought the necessary supplies to convert a cordless tool to corded - - you might end up spending more than buying the tool in a corded version to start with. Ignore labor time -- I assume this is a "project".
I believe the amperage required is the hang-up -- Radio shack etc, has all kinds of cheap transformers to make 12vdc power but their amperage rating is practically nil. How many amps to run a baby monitor, or a boom box for example?
I understand your cordless tools have 2 to 4 amp hour batteries but the load when working is a much greater number, your transformer would have to put out whatever the tool's max loading requirement is to perform as well as with it's battery.

One of the 24 volt tools had such an adapter.
But in general the problem is not doing it, but rather maintaining the proper balacne and making the tool still functional while trailing a cord.
hitachi makes this for thier cordless 18 volt kits
Get a dead battery for the unit, take it apart, connect wires to it. Run the wires to a power supply of the appropriate voltage/current. Keep in mind that you need fairly heavy wire, due to the low voltage/high current.
