Here are the pictures of my new shop. I said it needed work. The well pump tank is new. I got it done before I took the pictures. The copier came with the place because it only made dark copies. Looked it over and cleaned the lenses and reflectors and bingo! Free nice copier. I love the little side deals. DanT

Yeah, I agree. We call places like that "Man Town". That place will polish up just fine. I'd add a TV, move all my tools in there, buy some more tools, and probably never go home again. Shoot, I could drive the Bobcat around inside at that place. Man I'd love a place like that.

I believe that is caused by a hole caused when someone hit the side of the door trying to drive in the door. Probably Gunner. He said he hasn't seen it but we all know he travels all the time.
But we will rebuild it somewhat as I am masonarialy (is that a word!?) handicap and then patch the cracks and paint. Which will look good in the end and maybe last a few years anyway lol. DanT

ooooh, cool... Lots of space, a loading dock, big rollup door, office space, indoor toilet..
Exterior... hmm, pressure washer and paint sprayer on exterior. New windows. Based on the water inside, I'm gonna guess roof work (and flashing). Crack between the rollup doors and ones under a window or two worries me a bit. Gotta a heck of a lotta doors on that building. Sure you need all those doors?! And if you're there after dark, I want better exterior lighting.
Interior... lots of pressure washer and paint sprayer here too. Probably some Kilz would be nice. Gonna fill a dumpster on this one. Don't know if I like that ceiling insulation, looks like its been wet. I'd be tempted to sacrifice 6"-12" of exterior wall and put up some insulation.
Make Gunner use that outdoor toilet. No exhaust fan in the world can combat that southwest spicy brocoli burrito he likes to have for lunch. :)

I have some plans for the outside. Fix the roof and block caps first. A false fascia of steel siding next. Front to get steel siding top to bottom. Block sides get paint. No windows. I don't do windows in buildings with tools. Just add more lighting.
The inside insulation was just hung up there and over time has simply fallen down. Some has been wet and now some is missing. We have always held it up with chicken wire stapled to the joists. So that is the plan along with refreshing the missing.
We had planned to paint the interior but it is pretty white now, just needs cleaned so yes to the pressure washer. The offices, bathroom, breakroom areas all get paint, carpet in Gunners office. He hasn't said the color yet.
By the way Gun, no subletting the office unless I get a cut. So diesel get charged. Sorry but this is a business. DanT

No photos, just a little update and humor. We have most of the cleaning done. 1500 lbs of paperwork left from the previous business. 1500lbs.
One dead racoon. Noticed an animally smell. Found it today. Yuck. Lots of coon poop.
Found some good stuff too. A steel siding shear. Great condition with tags still on it. Like for pole barn siding.
A transit.
Roof repair is started, new plumbing almost done. It was all frozen so we are simply replacing it all. Grass mowed.
Got the electric traced down. Pretty good shape with a little cobbling.
Last but no least. A guy stopped by who I had never met. Wanted to know if the building was for sale still and I said I had bought it. So he asked if he could at least look at it just to see what he missed. Turns out I worked with his dad at the prison. Anyway at one point he asks what I am doing with an area in the building and I said I planned to spray paint there. He said "spray paint?!' I thought damn I bet he works for the EPA or something.
He asked if I was interested in a spray booth. I said sure but frankly I am a bit broke after buying the building. He says 'I work for -------company and they used to spray parts for ---------. we have booth that if it is not out of the warehouse by the end of the month we will throw it away. Want it?" Store bought booth, cost 10k in 2000. Blower, piping, explosion proof lighting, extra filters. Free. Some times it just your time. DanT
Sounds like a good score on the paint booth, It's damned hard to beat free!

So what are you going to do with the window openings? As attractive as that OSB is... Going to just block the openings and try to blend them into the wall when you paint?
Kinda tough to have a warehouse without natural light or ventilation other than the roll-ups. The new high school near my project house has some of those fixed, translucent panels in place of some windows. I am completely blanking out on who makes them.. IIRC there are at least two companies. They are fixed in place in the window openings and still give you some natural light. If you weren't going to insulate the ceiling, I would have suggested skylites. Otherwise the always popular windows with bars. But I sure understand not wanting to give the thieves any easy way in.

In cases where you pull it, do you dumpster or truck it? My current project has seen me removing a record amount of insulation (for me). I find it very frustrating how much dumpster space insulation takes up. The only strategy I have for it is to put it in first and let it get rained on and put heavy stuff on top of it. Not a very effective strategy based on what dumpsters cost.

Metal joists? Shame you couldn't use Mike Smith's trick with the mesh fabric and blown-in insulation. Don't know how you could with metal joists though. Chicken wire can always be wired to metal joists, but Mike's mesh stuff probably wouldn't wire well.

White is great for making rooms lighter, but it sure shows every grimy fingerprint. I always wondered if those old '70's paint schemes that had the lower 5-6' of the warehouse wall painted a darker color were on to something.

The attic insulation was full of mouse turds/corpses. The floor insulation was full of mold. Which one would you like me to load into your truck? Actually the attic stuff might have been tolerable if you shook the turds out of it. :)

The neighborhood is a commercial area with about 10 ball fields next to it and a park. The other building in the area are commercial and a few houses. No real concern about break ins. I just don't risk it. You may like natural lighting. I don't. So more lights are ok in my book and will be the order of the day. I will probably cover the windows in a high grade of exterior ply and paint to match.
As far as what the school is using I am guessing that their budget is a little different than mine. I want it nice, don't mind spending where needed but the latest glazing technology won't happen.
As far as insulation goes I have a dump trailer and am a mile from the transfer station so no issue for me. We haven't used a dumpster in 10 years. But to get more on if hauling insulation we put down one layer, heavy stuff, one layer, heavy stuff etc. etc.
No metal joists. Wood set on I beams with a ply deck and modified roof. I like Mikes plan also. But I am unwilling to give up my 90% insulated building so I can install 100%. You are working hard here at spending my money. I am in business to make it not give it away. DanT

Do you have a fixture of choice for those bay areas? I've been to a few demo auctions where those gymnasium lights were selling for pennies, but I've never had an application where I could use them. So typically I just wind up using flourescent for garage lighting.

Just a FYI: Here is a pic from the old thread that brought it to mind. VATOM had picked the panels (Kalwall or Major Industries) up for peanuts as part of an insurance claim . The pic is of his re-use of the panels. Don't remember what the story was on the copper, but I'm sure he got a deal on it too.

You're the one with all the warehouse space, not me. Once that moldy, wavy ceiling drywall gets pulled down that attic insulation isn't real inclined to stay put. And as fond of mouse turds as I am, I don't have the room to store it until the new drywall goes up.

I did have a tough day but........
I felt as though you weren't listening to what I was saying. I answered that I was going to do things a certain way and you started telling me different ways to handle it. For instance how would I use Mikes method of insulation without tearing out what I have, there is not room in a joist cavity for 2 types of insulation. So my assumption is that you thought, when you pointed out Mikes method looked good, that you thought I should tear out my insulation and install a system such as his. I pointed out my issue with the economics of it all.
I said I wasn't going to do any natural lighting and you pointed out what you thought I should use. I said I was against having more openings in the building with tools and you continued to tell me how to put more natural lighting in. So I became more direct to finalize my point.
Look, I am not trying to create an issue here. You asked a series of how I planned to handle some issues and I answered. Then you started telling me how you thought I should handle it. I tried again to explain and felt you kept after the points of how you thought it should be done. So I became more firm in my answer. If you are simply trying to help or discuss the merits of other systems fine but I felt you weren't hearing me when I said I had most of my plans in place. Or I would have asked for suggestions. Such as I did for Gunners office color. DanT
No, I try not to tell anyone what to do and I apologize if that is how it came across. I was just tossing ideas up. I'm an idea junky. Before I start working on something, I like to hear a multitude of ideas from other folks...whether they're construction professionals or just the mailman who happened along. 99.9% of those ideas won't be practical or what I want to do, but every once in a while someone sees something I don't. In turn I tend to bombard other people with ideas in the same way.
Keep us updated on the progress.
Oh and if I was wanting to spend your $$, we would have been talking about a rooftop beer garden and topless bar. ;)

Spent the day laying block caps. I am no mason. But from the ground it is 20 foot to the caps. I look as good as Mike Smith. I just have to fight everyone off the roof lol. Plumbing got finished today and .........new locks! Ahhh the little things that make it all worthwhile. DanT
