I have a rotting 10′ x 20′ deck that I am afraid to walk on and just want to replace it. I need to get a permit and have it inspected and am in the planning process. The current deck does not meet the county codes. I don’t think the inspectors are much help until you have the permit but then you are on the clock to get it completed.
I haven’t seen this addressed anywhere. The 20′ side with the ledger board extends 2 feet past the end of the house (goes over to a patio). This means the last two feet of the ledger board do not bolt to the house. Do the beam length / 4 rules apply here? Do I need a redesign?

well, untill someone more knowledgable comes along,
my solution would be to either add a post and footing at that location or double the ledger for at least 8' or so. would also have to increase the strength of the ledger bolts maybe.
All you can do is submit a drawing and see if they accept it
I'm in agreement with the previous poster. But that said, have you tried asking BI about it? From my experience, they're usually helpful in these matters even before the permit is issued, and even appreciate that you want to let them in on decissions right from the start.
