I live in central Ohio and we have started a deck replacement on our stucco house. The old deck was torn away last fall and a new pad was poured. It will wrap around a bay window.
I wanted to replace the ledger board, both because the previous owners had told us about some water damage and because I wanted to see the flashing. As I took the ledger boards down, I found there was the metal Z flashing and Tyvek behind the ledger.
The Z flashing is galvanized metal and sticks out about 3 1/8” from the wall. There was only a single ledger on, so the flashing projected past the ledger about 1 ½”. Where the flashing ran into joists, they just pounded it flat.
Once I removed the ledger, I found out water had gotten in behind it. When I poke the Tyvek in a couple of spots, it is soft.
So, should I cut the Tyvek and see how bad the damage is?
Once that’s resolved, and I get to putting a new ledger board back on, do I just use the flashing already there? Do I need to add anything? We will have to replace the door soon and address the flashing there. It appears the bottom corners of the door is where the water seemed to leak into the house.
