Was just curious what some Home Designers (not Architects)
are getting . My main interest is the midwest , but always
interested in your neck of the woods as well.
Cost for set of house plans, from scratch.
Complete set – elevations, cross sections, floor plans,
birdeye roof. Hourly, set or sg/ft?

I can't help much. I tried to get a client to work with someone here on BT, but his son had done some of the work on their new house plans, and instead they took what he had done to a local CAD firm.
At this point, I think they've spent roughly $2500 and the plans are not highly detailed at all-no framing, roof, foundation, electrical; nothing but elevations, the floor plans etc. No structural explanations.
A waste of money, in my opinion. Any lumber yard could have done better for less.
I think the service is more important than the price.

*Mad dog,That does sound high for what they've got.I do cAd plans at an hourly rate - keeping my design work separate from building. That way the customer can choose another builder and if I determine while designing that I can't work with the customer on a long term job, I can bail out too. They pay just for the design without committment. I have also worked with architects who will separate their billing. It works out to about 6-7% for design and 8% or so for job oversight. Some of them will even work hourly for a basic concept drawing from which any good framer can produce a basic house. A very simple plan can be done for 500 bucks but more often it will run up to around 1800 to 2600. I've read that in the south there are designers crancking out work for only .25 per foot while I've seen a set of remodel addition plans that cost the owner $17,000. They were very well done and thorough with fine details though.

*we get an average of $3k for working drawings for additions.. plot plan, foundation & floor plans, elevations , sections , and utilities...the design is seperate from construction , just as piffen does.. no credit towards construction either...whole house design would be higher

*I have a question for you all that charge for designs. I too design but do not advertise or charge for it. I don't because in NYS you have to have a license to do so. Engineers and Archictects are allowed to apply for said license with other criteria involved.Anyone worry about that or have an answer?near the stream,aj
*no .. plot plans do not include survey... IF a survey is required ( only in questionable cases ).. then the cost of survey is an added charge..in RI anyone can design single family.. they cannot call themselves an Architect... and building officials can still require engineering on any questionable call... from Architects or designersaj.. you should join a group and lobby your legislature to change the "Architect's Benevolent Protective Laws in Constraint of Trade "
