Difference Between Commercial Roofing and Residential Roofing

There are two types of roofs which are used on all the buildings that we see around us: commercial and residential. Although it may seem that commercial roofing is done only for businesses or offices and residential roofing is done for apartments and houses, in reality the differences are much more complex than that.

  1. Residential roofing is usually completed by just one hired contractor but commercial roofing usually takes a whole team to complete the job. This is because a commercial roof tends to be larger in terms of square feet than a residential roof.
  2. Commercial roofs need to be made carefully keeping the nature and purpose of the building in mind. For instance, if there is a restaurant in the building then external components like ventilation systems, smoke stacks and pipes will be required. Residential roofs usually do not have such components other than a chimney or two at the most.
  3. Commercial roofs tends to be flat in design to accommodate further changes at a later period, whereas most residential roofs have peaks and other architectural features like roof gardens.

    Hey, Accord Construction, how is that lawsuit coming along?  I only heard some wild details and they can't all be true!

    Like, when the crew in OK City you had working on that one guys roof, apparently you thew a big company party on the worksite and passed out tequila like it was Cancune.  I suppose it was the workers fault that they were all tied together instead of properly tied off to the roof - I hoped you fired THAT guy - so when one slipped off they all followed, like some hot drunken mountain climbing disaster movie.  I hope you guys now have insurance, because that homeowner had to apy ALOT of money for that little mishap!

    Also, did you get the issue cleared up where your workers were using pools as toilets?  Sure, everyone might sneek a little pee in the pool while they are swimming, but drop trou dumps in the hottub are pretty impressive!  I could never do that with a bunch of guys cheering me on like that!

    Oh, did you get any clarification from legal as to copying homeowners keys from doorlocks while they are not home?  I know you get them for "Just in case the owner doesn't pay", but I still think  getting some leagalese is a good policy on that.

    Residential roofing construction work can be done with the help  one person, on the other hand commercial roofing construction work takes a whole team of people to do commercial work, because  commercial buildings are much larger than residential.
