            *By the way Im working on a big house trying to buy it . I found out I have competition. Some body turned in a higher offer than me but they want a lease option. Is that what you do? Offer to lease with an option to buy the property for a year while you are working to sell it ?

            *You guys crack me up...Skeptics all....!If you've been following my new saga, you know that I became an independent associate for a legal services product. My intentions were pure and honest. I'd found a good product and set out to be successful selling it. The product happens to be marketed via a network marketing system, rather than the typical coporate american method. The benefits of entering this type of an arrangement were touted by Robert Kyosaki, the author of i Rich Dad, Poor Dad.He maintained that anyone serious about getting rich, must learn to manage people, and learn organizational skills. He also indicated that these businesses were great teachers of selling skills.Welllllll, I just got back from a 4 day trip to Oklahoma, and I found religion! I paid $25 to attend the most outstanding, motivating training seminars that I've ever been exposed to. I don't have any doubt that this one weekend will forever change me, and significantly inprove my sales skills forever. My organizational skills have already been improving, but they will now need to go into warp zone!Before I attended, I spoke about my new product and opportunity with a mouth full of marbles. After the conference, the marbles dissappeared. Astoundingly, I'm having major success stories. I'm pumped!What have I accomplished? Not much.....but these steps are significant. Yesterday, after I told you that I suck, but was failing my way to the top, I went out and sold one membership for one of my dead associates ($74 commision for him, something smaller for me). He's resurrected! I resurrected and re-inspired another associate. I received permission to talk to an employer group and offer the memberships as a payroll deduction. The carpenter contractor could easily see how he, and most of his 19 employees would benefit from the membership, and assured me that we would have not trouble signing at least 5 members, the minimum needed to "open a group".Getting permission to open my first group is a huge, huge step. I couldn't have gotten it done before the convention. My internal belief system wasn't in place. It is now.I'm not speaking with marbles in my mouth anymore. In fact, on the way home, following my infantile successes, I stopped in to followup on the most influential person in Otter Lake. She wasn't there, but found another gem in the rough. This future project (I intend to focus my energies on training others) went from having a huge wall, melted, and called me a i SMOOTH TALKER. I laughed out loud when she did that, knowing how awful I was just five days ago!I'll keep you posted...blue

            *Tim, that's exactly what I'm doing in the lease option arena. I make my offer to buy the house on contingency that I find a tenant buyer. The seller can still sell the house up till the day that I inform them that I have a tenant and am enforcing the contract. If they sell first, our contract is null and void.In this arrangement, I can afford to offer the seller any amount, no matter how high. I have nothing to lose, except my time. I'm still having trouble connecting qualified buyers with sellers. I've determined that I haven't put enough effort into "buying" housesand will have to re-evaluate my efforts in that area. Incidently, last night during an interview with a buyer, I noticed that I was using quite a few new techniques learned last weekend at the International Convention. I'm loving my newly discovered skills!blue

            *Okay, I'll answer the next obvious question...what changed me and my belief system?#1 Rubbing shoulders with millionaires and feeling like I belong.#2 Hearing the majority partner of the North Carolina state provider firm. His words assured me that the vision of providing affordable access the the legal system for average Americans was real. In fact, the financial arrangement was freeing his firm up to fight the battles for the little guy, or the single mom who otherwise couldn't afford an attorney to get a refund for a defective product, or things of that nature. He made me believe that we aren't just starting a new way of providing a legal service, but in fact are taking an historical step in delivering the freedom promised in our constitution. I finally saw that without this service, freedome and equality were just empty words. Without it, the old adage, i It's better to be rich and guilty, rather than poor and innocent rung true!#3 Success stories. I met a quiet fellow from New Mexico. He walked across the stage in front of 10,000 associates as a "Rising Star". He could be considered for rookie of the year because he has only been selling for a month or so. He sold 90 memberships in his first month. I was lucky to be in the same party room of the Westin that night and had the fortunate luck to interview him. He was a top Kirby vacumn salesman, and knew how to sell. He taught others in the Kirby organization. Anyways, I asked him how he did it and he said he just walked around meeting people on the street and standing in lines. I asked him for a business card. He doesn't have one. I got his email though.His first month's commission will be about $10,000!He's just getting started...he'll do better.#4 Success stories. A young man, who couldn't contain his energies skipped across the stage. This 22 year old kid was a $100,000 earner in his first year. He comes from Michigan and his sponsor has also had rousing success in his first 14 months. They use an 8 minute pre-recorded message to sort buyers and associates. I'm now using that same technique.#5 I made the committment. I am now committed to makeing two presentations a day, or getting out two tools (audio, video, written material, etc) a day, and attending one business training event per week (about 2.5 hours). In the first event that I attended, I met a 20 year old kid that sold 61 memberhips last month (his 7th month in the biz). His previous claim to fame? Flipping burgers.There's more...but I don't have time to go on...I gotta get out there.....I don't want to be left behind.....blue

            *Be carefull Blue........there's a lot of terrain between you and the gold fields. Get too excited and you'll not see the turn in the trail...and you'll fall off a cliff......and land in a heap of a whole lot of other guys who went off chasing ......A few make it in this sort of enterprise, but many more expire from pure exhaustion........Watch your step....be rational....and most of all......don't sell your tools. After all that, I sincerely hope you make it.....

            *Blue:I like your positive attitude... and hanging around those that have one.Many people just never understand that our own attitude has more influence on our lives than anything. Brushing up around people with positive attitudes just enforces our own.It goes the other way as well. I refuse to hang out with negative people. They say it cant be done so much, that they make their own prophesy come true.Again.... I wish to hear you having one long success story in your new venture...and I look forward to reading about it here.

            *Jim, thanks for the warning.Okay, I gave that thought one second.Jim, it's the terrain between me and the goalfields that I'm navigating. I'm choosing to do this, in partnership with guys that drive Lexus, instead of beaters.I may not succeed, but at least I'll fail doing positive things, with positive people and putting my good faith effort into it.Failure? Not an option.Quitters never win, and winners never quit.A few make it in this sort of enterprise? Yes, thats true. Probably only 1% or less do well. What is the difference between the successful people and the failures? That's easy. Lack of three things.The winners do these activities: They engage in learning activities. They engage in activity learning activities, They don't quit.I lost two months ignoring those details. That's why I had marbles in my mouth. I'm a bright guy, but lack specific skills and knowledge about my new adventure. I stupidly didn't attend the twenty five opportunities to hang out with the bright stars of our business in the last 60 days. The results are predictable. I got good at knowing what Dawson and Joey (Dawson's Creek) were doing, but failed to educate myself. It would be kinda like trying to learn how to build a set of circular stairs by playing Poker with my buddies!Jim, thanks for the warning again. Fortunatly, I already fell off that cliff and landed in a heap of a whole lot of other guys who whent off chasing....I'm now picking myself up, admitting my mistakes, dusting myself off, and galloping off into the sunset.I'm as happy as hell I saw the light!blue

            *Stan, you are exactly right. Let me illustrate an example of your theory of prophesy.My new associates haven't had any success in the business. That was my fault...the blind leading the blind. Anyways, on the way to see them yesterday morning, I came upon the answer to wake them up. Heres what I asked them: "Do you believe that you can make $250,000 per year doing rough carpentry?" "NO!" they both replied. I continued, "Do you believe that you can make $250,000 per year selling legal insurance?" "No" they meekly replied. "Well then" I proclaimed, "your beliefs will come true". I went on, "I know I can make $250k doing rough carpentry, but I choose not too because I don't like the type of business that I would like to do to get there. I also know I can make $250,000 AND MORE selling legal insurance, and b I INTEND TO DO JUST THAT!"I do the things I say I will do.I am now currently following through on some of the plans that I have begun developing to accomplish my goals.bluePs. I will be making $250k, selling legal insurance by the year 2003. Ill stake my entire collection of milkbones on this sucker's bet!

            *The skeptic in me says never take a job you have to pay for. The salesman in me remembers all the BS meetings/seminars that spouted the same lines The optimist in me hopes it works for you. and the pesimist say's we'll keep checking back waiting to be impressed. .....hope this does work.....be sure to let us know how things go. Just don't invest too much out of pocket for the "training"............you gotta spend a buck to make a buck....but anymore than that and you've just been taken! Jeff

            *Thanks for the encouragement Mike and others.Update: I've welcomed two new team members to my sales force, do to my new improved sales skills. I've actually begun training them. This is so easy. I've spent all day smiling, haveing fun and helping people. I'm shouting outloud every once in a while "I LOVE MY JOB"! I attended another corporate overview, payed my $5, and listened to three dynamic people present the product and opportunity. I watched as seven or eight new associates joined our team. I'll never go to that weekly business briefing again without someone in tow.By the way, where is that Dougfest? I think I'm going to mosey on over and start building a team in that state....I'm already in Canada and Michigan....blue

            *Wet Head, I did indeed notice the diversity. Furthermore, Wilburn Smith even told a reverse racist ("...all white people look alike.") joke without worry. It's easy to be open about the realities of prejudices in the workplace when you are providing equal opportunity for all. One of the most impressive things about the opportunity is that the success rests on my shoulders. No one is holding me back, except myself. I will be able to blame my failure on me, as well as take credit for my success.I love my job!blue
