Welcome to Breaktime.
Just off hand, it might be nice to know where this manse is to be built. Otherwise I might suggest someone in Vancouver Canada, and you could fly him in to Maine.

But then anyone who can afford 5-6 thousand feet can afford a few plane tickeets for the right designer

Aaron; Proposed project is on the East End of Long Island, NY. I was hoping to find a designer/architect who had done a duplex townhouse so that I could show the "mansion" to the permit-granting authorities with the hope of convincing them that this type of housing would be in keeping with existing neighborhoods. I don't want to have to spend a lot on up-front architecture if I'm going to be shot down by planning and zoning. Kep1
