Exploring the Design Development Phase in New Home Design
Hello Family,
I am a layman in home construction, and I’m currently navigating the exciting journey of designing my new home. I’m curious to learn more about the design development phase. I need help from those who are experienced or knowledgeable in the field to share insights into the scope of work during the design development phase of a new home design.
Also, what does it mean when it is noted that “The Design Development Documents shall illustrate and describe the refinement of the design of the Project, establishing the colors, textures, materials, fixture selections, and appearance of the Project using plans, elevations, and specifications?” In other words, can the selection of colors, materials, fixtures, equipment, and finishes be considered interior design?
Lastly, I would appreciate it if you could provide me with all the professionals involved in the design development phase and how decisions are made at this stage.

If you know what you want and that includes every little thing you can think of, then some super receptive designer MAY be able to work up the perfect design.
Now you need to put it all together and with luck, your design is workable and a good architect or builder will fit the location of all the parts which will make sense for the rest of your time there.
Kitchen for example, how big, how do you cook, what will save time and space…..
You like ballgames? Wouldn’t hurt to be able to view a 3-2 count with the bases loaded…….even while grilling outside, from the kitchen, filling the bird feeders, or even taking a leak. (Our house plan provided for this). Including going to the back door to let someone in.
So that’s no real answer but it might give you the idea.

I’ve worked with designers from good to not so much.
I’ve worked off of plans that were excellent and some not so much.
The worst thing you want to hear is the owner “I didn’t think it would be so……”
Kitchens and baths are places you use every day and these are usually repetitive movements. There are certain rules and code regulations but there’s also unwritten “laws” that are usually followed or have become etched in stone…..
