Exterior foundation gaps and waterproofing membrane
As part of a crawlspace encapsulation and insulation upgrade Im dealing with some moisture in one particular area of the crawlspace. I’ve dug down to where the footing and stem wall meet with plans to add drain pipe away from the house. Where the stem wall and footing meet there are aprox 1″x3″ gaps every couple of feet. About half of them still have some remanent of rotten wood in there, the rest it’s decomposed allowing a straight shot from the exterior into the crawlspace. Im assuming they are remnants from when the footing and stem wall were poured. Probably braces keeping the footings from bowing out.
How should I seal those? Ive spoken to a few of the building suppliers around us(Central Washington) and they don’t really have to deal with moisture and crawlspaces down in the valley(we are in the mountains), so they don’t have much knowledge or products.
I was planning on using some form of membrane(I’ve seen the dimpled product when I lived/worked elsewhere), but I can’t find it locally. I was considering Delta MS or J drain 220. Can either of those be wrapped over the footing, or are they too rigid and designed for just stem walls? I also don’t need much, maybe 30 feet.
