Exterior Wall Detail for Garage With No Stem Wall
Hi All,
I have a garage that is on a slab that had a ton of rot. Garage is probably 60+ years old so it’s not surprising. The main problem area is the wall that has a sidewalk outside that is the same elevation. Anyway, I’ve gone through and completely replaced all bottom plates and rotted studs. New bottom plates are PT with a structural rubber sill seal from Conservation Technology.
I’m wrapping up the project and trying to figure out the best way to sheath, wrap and side the problem wall. It currently has 3/4X4 t&g cedar siding, however I had to cut and remove some of that due to rot.
What would you suggest for sheathing, wrap and siding to give this are the best chance? Keep in mind that we have had significant rain and standing water doesn’t seem to be an issue currently. The gutters are only 2-3 years old so I imagine that contributed to the rot.
I attached a photo of the outside walls after rain but before rot repair and inside after repairs.

Great photo and nice work replacing the rot. Unfortunatly the way your garage is graded you are always going to have water in contact with your framing lumber. If you dont insulate the inside and things can dry out you your pressure treated wood should get you another 60 years!
I did a similar garage recently and I chose to use a wide PVC trim board with aluminum flashing cap at the ground level (stainless steel fasteners). I've also seen some folks who have used cement board (wonderboard) with a stone veneer for the ground contact area.
Good luck with the project.
Post some finished photo's when you are done.
