Hello, I’m watching our neighbors house being built and have noticed the builder is going back to felt paper instead of a tyvek product. What would be the pros and cons of doing this? Thanks

Tap paper seals better around nails. It's also a "smart" membrane, where the permeance goes up when wet, so it dries efficiently.
