Looking for a trick…
I have a rental property (fairly high end that I built myself) where the metal dry wall corners are beginning to show through. At this point, it is an outline of the the corner and some spots where the screws are recessed.
Is there an easy fix for this that also have longevity? What is the best fix?
Thanks.

Easy fix? Internal or external corners? Depends on how you want it to look. If the screws and edges are showing, it didn't get three coats of mud, probably more like one. The mud used is done shrinking now and the corners need another coat. Making the new surface's texture match the rest of the wall is the trick.
No surefire easy fix that I know of, rip it off and begin again.
Pop offs can be easily prevented by taping the edges of the bead with mesh tape and using setting compound for your first coat.
Good luck

If the mud is not actually cracking this sounds like soot or dust attracted to the metal, a common problem brought up here at times. Are some of the screws or nails visible in the field also ? If it is cracking I'd remove and replace with tape on bead

Trust in God, but row away from the rocks.
I've used a glue on corner in the past, it's a metal corner with paper edges, no complaints yet. 3m superstick 77 sprayed on first allowed to tack, second spray the inside of corner allow it to tack as well. CAREFULLY place the corner, your screw problem is solved. As for corners being visible the out side edge of this corner bead is paper so it's a little easier to keep paint on. I've also been using durabond in stead of the pre mixed stuff. It seems to a little bit harder.
Can I do this over the existing corner? Everything is solid but the current corner is visible.
Thanks.
