Hi all,
Well, we finally got all the old finish and (most of) the sanding marks off the 50 year old white oak floors. I’m looking for advice on types of finish to apply. I’ve heard of water-borne and polyurethane. Are there more types and what are the differences? What will be the hardest wearing? It’s rental property so I expect it to be abused.

There have been many previous discussion on this topic so you may find many opinions. Over the last 5 years I have personally installed aprox. 2,500 sq. ft. of red oak in my home. Originally we went with an oil based finish. Since this has been a phased (read-long drawn out project) I have had the opportunity to observe wear,etc. For high-traffic area, ie; family room, kitchen , etc. I've gong with water-based. It seems to wear better and it's much easier to touch up.
