I’m re-finishing a kitchen floor that is 2-1/4″ red oak strip. The floor and finish are 5 years old, but has gained a worn look, with little sheen left in many areas. The original finish was 3 coats of an oil-based urethane floor finish. Unfortunately, my old flooring contractor has finally retired for the last time, and is unavailable for consultation. Does anyone have a specific recommendation on a floor finish that you’ve found works well and holds up well? I’ll be sanding the floor, so will essentially be going over bare wood. No kids or dogs, but a high traffic kitchen. I’d like a high gloss (at least higher than semi) finish. I searched through the archives and may have missed something, but didn’t really see any product recommendations. Thanks for any suggestions.

I like Waterlox http://www.waterlox.com/index.cfm It's a tung oil/ resin finish. What convinced me was a restaurant job I'd worked on- Waterlox on a southern yellow pine floor. Lot and lots of foot traffic. I went back a year and a half later and was really impressed how well the floor held up.
Thanks JC! They even make it in a high gloss! I was not familiar with this product, I'll try a sample on some flooring scraps and make sure DW likes it.

I have used the Waterlox.. In normal residentual mode it is about forever as you can get.
regular tung oil is not good in a kitchen as it water spots
