foundation footing drainage – detached garage
Would you recommend footing drainage and/or foundation wall waterproofing for a detached garage? (Topology figure below in feet, relative to bottom of the ditches.)
Northern IL, flood zone but house never flooded since move more than a decade ago though the ditches did fill/overflow a few times (didn’t count). (A stream few houses away around 400 feet, 0.5 mile from DesPlaines river) Soil is loam per gov’t site, I see bits of clay in parts when I dig deeper, dry patches in some (prob seasonal and not clay) but mostly dark soil.
Garage floor will be at least 1 foot above grade at the highest side, footing (required due to garage size) to be 42″ below ground which will be 1~3 feet, at least, below bottom of the ditches, so can’t drain to daylight but must pump water to ditches if drainage added.
Crawlspace in existing house (with stem walls with no sump pump) get some inches of water at least once a year, which dissipates in some days (never measured) if not pumped out immediately. Crawlspace smells, not moldy smell, but house does smell like old library book though it didn’t when we first moved in.
County doesn’t require footing drainage nor foundation waterproofing but I’m concerned about concrete damage due to hydrostatic pressure, concrete sitting in water and potential mold growth. Proposed garage not zoned for living but will work and occasionally sleep in the attic, will have sink, drain to city sewer, electricity and/or gas.
