I have been waiting for word from an owner that their financing is in place so we could sign a contract with them on a new project. Also have been waiting on HVAC engineering which we finally received mid last week.
Subs bid this job several months ago and we have no signed contract with subs because we had no signed contract with the owners. I started working on this Mar 6th. and was told their is urgency to getting started. Gave them a price about a month ago for what we knew things to be at that point after having the plans change once and they changed again since then.
I received this e-mail this morning from the owners.
“We would like to have a ground breaking ceremony on June 21st, to be followed immediately ( Saturday or Monday) by dig out and construction. Should we schedule the survey before or after the initial digging? I think we can do an adequate job by eye of deciding the rough orientation of the building.
XXXX has still not sent us a contract. Does this mean he is just waiting to see if prices change? Will we be able to benefit from any price reductions in materials or labor that occur in the course of the construction?
Please advise. “”
XXXX is my partner in this who is handling the contracts and money handling side of things, I handle the boots on the ground side.

My first thought was there has been a ""disconnect" from reality.

Well, it seems if they break ground before the contract is signed, you've pretty much got them by the family jewels. Give them the go ahead then price the contract accordingly.

Likely we will end up with a cost+ contract of some sorts instead of fixed, which is fine by me. Trying to sweat subs/suppliers into sticking to 2 month old pricing isn't my cup of tea.
