Recently I noticed a vertical crack in my drywall, near a beam. I had a contractor out to inspect, he discovered that one of the posts in the basement had settled (most likely due to very heavy rains this past summer). The difference is just under an inch from the outside wall to the middle of our house, approximately 13′. I am wondering if it is necessary to fix with a helical pier or if I can patch the small crack in the drywall and take care of watershed around the house and see what happens. Basically, is this an emergency situation or something that can be monitored over time? House was built in 1980 in Colorado.
