Where's the water coming from? I can't see evidence of an ice dam, but it's a bad camera angle to see it very well.
I'D WAGER THERE IS A GAP AT CEILING AROUND THAT CHIMNEY oops the capsand there is wartm moist air pouring up into the attic to condense and keep remelting/frezing. I've seen that before.

This house has integral gutters lined with metal - that have some issues.
There is definately a dam above too - West facing roof melts in the afternoon and refreezes then repeats for days until you get a situation such as this.
One of my clients wants snow and ice removed in the A.M. that will give some good pictures of how gutters hold in snow first - then as melt occurs it refreezes and nothing can then get by .
I'll start a new thread this time tomorrow with some good pictures of our back up problems.

I've never dealt with integral gutters -- can see how they might be a problem.There are situations with funny roof angles and/or the sun hitting things in certain ways that do seem to create ice problems, regardless.But my main observation has been that gutters frequently get a bum rap because they're where the ice builds up, even though the ice would build up without them.

You did notice the weatherhead and line drop in the middle of that ice mass didn't you.
All the way down to the meter hub of a 4 unit apt. house.
Yeah, I saw that. By itself the ice on the weatherhead looks like the results of a bad ice storm, but the rest of the scene doesn't. And to me it doesn't look like "normal" ice damming because I don't see a ridge of ice along the top of the eave. But as I said the angle isn't sufficient to get a clear view.

It's not a house I've worked on ,but it begged for a picture I thought.
I think if the Bangor Hydro saw this situation they would be on the horn to the owner pronto.

If it rains here Tues. it's going to be a nightmare for the insurance agencies.
Not yet, but everything is on the verge.I am designing an addition for a lady who has a rolled roof on part - totally worn out. She can't see it so out of sight - out of mind. She'll be able to see it when things thaw though, from inside!
I feel lucky I am only the designer and not the contractor on that one.

We've got lots of homes with large dams around Bangor , but it's been so cold that most haven't leaked yet . With higher sun angle and warming temps -- and possibly rain on Tues. it could get nasty here
You have had it quite a bit colder up there. We've only been to about eight below.

Is the house vacated, or do the owners just never go outdoors in the winter? Our electric meters are read from the street, just like water meters, so I wouldn't expect the utility to notice if I had something like that out back.
