How much should it cost to get a 30 square roof re-roofed with Elk 30 year architectural shingles. The existing roof is one layer of 3 tabs. This is in NE Ohio. Hip roof and separate hip roof on garage. total is 30 square.

Is there easy access?
How high is the roof?
Are you having the old roofs stripped off?
Do you suspect any sheathing needs replaced?
Is there a chimney?
How many roof vents are present?
How many plumbing stacks.
How many vent stacks?
Are you wanting any ice and water shield?
nothing coming out of the garage roof but one chimney and one pipe on house.Roof over existing roof.one story and pretty easy to walk on.This is a 1957 one story square house. nothing fancy and it has a hip roof.there is easy access to everything.
Got any idea on how much?

I'm gonna get shot for this, but when I was shopping for a roof several years back I found the total price to be pretty close to twice the cost of the shingles alone, for 25-year 3-tabs, including tear-off. Not a number you can take to the bank, but one that should be moderately useful for deciding if the piggy bank can handle it.
Do understand that price varies a lot with regard to tear-off and the disposal costs it may imply. Some places disposal is almost free, other places the disposal costs are a big factor. (But shingling over doesn't give you a roof that is as durable or nice-looking as one that's been torn off before reroofing.)
I won't shoot you, but......
The numbers you're throwing sounds ridiculously low to me. If the total price is twice that of the shingles, then the roof labor, for stripping and debris removal, flashing, I&W, and re-installing new shingles is worth per square what a square of three tab shingles is!?!?!?!
Maybe in NE Ohio, but I'm doubting it.
I can tell you that going rate for what you're talking about, here, would be in the neighborhood of 5-6 times the cost of the shingles, done by an insured roofer, with comp, paying on the books....Around $250-$300 per square, minimum.
Not trying to beat you up, but the guy is looking for a number; telling him 2x the cost of the shingles is going to set him up for a big disapointment, imo

Thanks everybody.Me and my dad are doing a roof for a family member. I know he is giving them a good price but I was just curious what it normally costs.
I'm a GC in NE Ohio, a new roof with tear off goes for $250 per square. That includes everthing from dump fees, ice and water, flashing, drip edge etc. Unless the old 3 tab's are perfect I'd really re consider a "re-roof".
That price usually comes out in the middle of the bids between some guys and a truck and the big companies around here like Runyon, Parkhill, etc.
