Ask your tax advisor.
He's probably not paying into social security and federal income tax withholding. Why would he want to talk to someone who is going to tell him how wrong he is?
Perhaps evidence of all credit cards being paid on time consistently would help.
getting paid in cash is fine not declaring it and not paying taxes is the problem
Presumably, you know the benefits of being paid in cash. This is the challenge of cash - whether it's business or personal. There is little proof you receive income...any income so you are at a disadvantage vs other potential renters. Suggestions:
Show them your bank statements...unless you didn't deposit the cash
Show them your 1040...unless you didn't report the income
Get your current landlord to vouch for you
Offer to pay a few months in advance
If you are skilled, offer to do some work for the landlord and invite them a job site to see your work.
And, doing just one of the items above will likely not be enough....do as many as possible
As a former contractor and landlord your best bet - find a landlord that you're connected with through family or friends.
