After lots of back-and-forth with the SIL and BIL lately. I won’t build it, but have designed it, and will do the plans. Top and left in the plans looks over the Patuxant just before Solomons, MD.
Had to fit in a nominal 30×40 footprint. Will have Craftsman detailing inside and out.

but the location of the first floor half-bath is practically impractical.
I'd consider moving the pantry to the closet, toilet to the pantry (with kitchen access) and closet to the 1/2 bath.

But they STRONGLY didn't want the 1/2 BA access through the kitchen. They didn't want guests tromping through the kitchen and past the pantry.
The first floor has a 10' ceiling, so the steps up will be fine.

With 10' ceilings, and second floor framing, won't you need a lot more stairs than shown?
(Not that I have ever had to deal with an archy forgetting to figure some of the required height into a plan before.)
It calculates out okay - those little tiny numbers on the stairs are heights at a minimal 7" rise and 11" run (stairs are 42" wide); I need to gain 132" for 10' + floor trusses. Probably actually have a 7-1/2" rise once I do section views. Might be fun to try a couple of those new-fangled winders . . .
Just need to maintain enough space at the top not to have that wall too close - can take out the closet at the top of the stairs if I have to.

Nice layout. When I need a design for my new house, you got the job. Well... if you're not retired by then. =)
Maybe you could document the project here in the forums, with step-by-step start to finish photos. It would certainly get plenty of attention (and unsolicited advice).

Nice. The bathroom up two stairs does not bother me at all. I have been in older houses that have had powder rooms off of a mid flight landing.
I would maybe open up the stairway in the second floor loft. The space behind the one chair seems pretty inaccessible. Is that for tv watching?

Funny, I am going to compliment you on the placement of the pwder. room, as IMO it's down right disgusting to have a bathroom off the kitchen, need I say more. That's where mine has been for the past 25yrs, I know what I'm talking about. Also the closets upstairs are mighty shallow.

I personally hate bathrooms directly off a room, and always try to avoid it - should always come off a hall, even a short one.
Those upstairs closets are tight - I've told them that's the minimum, and they can widen them if they want to give up space in the bedrooms - those aren't load-bearing walls, and they have to maintain the 40' maximum width.

If they don't give up 3 more inches for the ID of the closet, they will be crushing some cloths.
I usually put the center line of the closet pole l2" off the back wall. They will never miss it in the bedrm.
