Been shipped out of the Country Life, been placed in the Urban Jungle!
Started this project 2 weeks ago, will do the Photo Essay for entertainment sake! This is the one the plumber dropped the ball on, so we lost 3-4 days at the starting line.
Sticks showed up today, were going Vertical in the am! 11 units in the Heart of the City! Been a few years since we have work in the city, last project was 5 stories & 29 units , about 8 years ago.
Time to enjoy the Ride!

The product will have a mix of brick, stucco & hardi plank. flat roof & the shotgun style (15' wide 32' deep) . Have not been inside the others, but should be nice when finished! They want all 11 done in 6 months.
Blue pipe are the cables for the Post Tension Slab, ( many Pt slabs around here) cost effective way to build. Cables already under tension,
This site was part of the old Stapleton airport in Denver, now being re-devloped, city type center a few blocks away with Starbucks, and all the other hot spots the the up-ward mobile types like. Great area for people watching, might have to break-out the shoe cam!

The other pipe 6" is just sleeves around the copper service entrance for the water mains for each unit. I am sure they will be cut away when the dumber, I mean, plumber comes back for the rough in.
The roll in grade is just something the engineer of the slab came up with. May have to do with saving some $ on concrete?
I was in my own world 40 miles away, then they sent me to this new project, after 4 employees became ex-employees. Were just going to make the Best of it & enjoy the change. Only down side is I used to drive 20 miles a day, now were doing close to 100.

Hear you on the stolen tools, this project is said to be in a good hood, will see.
Only had 7am-12:30. Meet with the door & window guys @ 1 then went to my other project. Just as well, The place is being framed by BMC Lumber ( large western lumber chain) They have no problem with the use of illegals doing the work. Just like 90% of the rest of the framers in this town.
Here the best part, I show up @ 7am, they come in about 7:30am, they build a little cover out of some OSB for shade. Then break out a 20" TV & start watching World Cup Soccer. 16 of them , sitting around. About 11:30 the games over & they roll out, and start for the day.
This is the mentality we deal with everyday. Its a good thing I had to run out & pick-up the nuts & washers for the foundation bolts along with fire caulk.
Was unable to get any photos today, due to my short day on this project. Should have a better day tomorrow.
Day 2 on the frame. About 20 Guys framing. We use what we call "shaft liner" for the Demising walls (party walls ) or the separation walls between units. 2'x12' drywall that is rated for fire. Simple system , C bottom track, H track, between sheets & the same C track on the ends.
Heres a few pictures that I hope explains better then I can....
This will go from the foundation all the way to the roof line between each unit!

Now for some quality control... The problem with the crews that do the production work around here is, they maybe fast, but in my Glory days I would never get away with this, and this non englih speaking crew will not!
Should have seen the look they gave me when I made them take it apart & do it Right!

Good luck G. I used to roof down town, and had many tools ripped off. Now I work in the burbs and the tools still have legs. Get that sucker up! I am going fishin in the flat tops over the 4th. Stay cool down here!

Were also going to drown some worms, we got the 1st till the 5th off. Going up to Leadville, hope the Brookies our on the move this weekend. Pass the Bass Pro Shop everyday when we go to this new project, (that store is amazing) sure will drop a C-note there on the way home Friday !
Going to clear some trees off the Mt. Lot, 2miles away from Turquoise Lake. Were planning to break ground on this one early August, after that fishing might be out of the question.

Long hot day today! Farmers tan is looking good. Some small problems with lay-out on the floor truss system ( always looks better on paper) .
We have some Mean looking Hold-downs @ the garage door openings, about $400 each. Good to know if we ever have a earthquake around here, at least will know where the garage doors on this building were. Everything could fail, but don't think this will go anywhere!
Few floor trusses in place, going up to the 2nd floor. Not a big fan of the floor truss system. Don't understand why a TJI system was not used, about a 15' span.
Problem with the floor trusses system is, when working with simple minds it a 50/50 chance that they go in right. Few had to be removed & flipped end for end, around the stair openings!

Is that a post tension slab?
Why no vapor barrier under the slab?
Pt. Slab, the Vapor Barrie was installed before the pour. The slab was turned over to me after it was poured, so I did not par take in much of the work until after the pour!
They also had to add 2" foam insulation on the outer edges before the pour.

Stairs also showed up today. There was another Soccer Game, so the Crew did not get going till about 11:30 again today. I am sure they will work till dark.

Yes 1" thick, its got a little weight to it. 2 layers back to back between each unit. Called out on the plans as "1 inch Type X USG Sheetrock Brand Gypsum Liner Panels".

Could get real use to the 3 day work week! Heres were we were at today. Had to go to the temp. electric service so I could get these Bums from El-Salavador in Clean-up mode.
I ask 3-4 times a day for them to clean up, they think they can clean up when they feel like it. So we go to the main & throw the switch & place the Master lock on it at about 10 am. Two empty 30 yd. dumpesters, when there full I might find the key.
Will never understand the work force from South of the Border, been around them for the past 15 years. Seems they can't work unless its a $hit-pile around them.
2hrs latter we turned the power back on.
With the way they handle & store the material were @ 20-25% Waste. I have to be the bad guy & back-charge for damaged material, they will never understand!
Think the roof might have ply-wood on by monday if the weather holds out.
Me, were going to the Mt. Lot to do some slash clean-up & haul to the landfill. The lake is only 2 miles down the road from the lot, so a bit of fishing will also fill the Bill!

Up top sheeting the roof today. Large amounts of rain over the weekend, not much was done, everyting is muddy or wet.
Somewhere in the 2003 IRC code book it states that muti-family units must have fire-treated ply-wood 4ft in on each side of the partywalls, $38 a sheet for the 5/8" ply. about $15 for the 5/8 plain OSB. The units are only 15' wide so with layout it would have been better to just deck the whole roof in the fire treated.

It's been pretty wet here and in Pueblo as well. Supposed to clear starting today, we had a heck of a lightning dance at dusk last night.

Got rained out @ the lot on sat. We gave it a good shot & got stuff done! Left about 7:30 sat & dove back home. No fishing, but were going to make up for that this weekend!
Having trouble getting the permit, due to the plan I drew up on the computer.I need help with the exteior elevations. The program I have will not do it to scale. $900 is what I have to pay for this & the person I lined up to do this is sand bagging me.
Looks like I will miss another week before I can turn in plans to the building dept, they need 2 weeks for review, so if I have a permit by the 2nd week in Aug, we might be able to hit it!
Snow comes in mid Oct @ 10,200 so if were not rolling it will just be a foundation for now.
If you got some free time, let us know, we would love the company & I have found a few Hot Spots to drown some worms in the Leadville area!

Anybody that flew into Denver before DIA, this was the control tower @ the old Stapleton Airport, just a few blocks away from where were at! Always enjoy the view from the roof! Wish we were 10 more stories up, but we have never done more then five floors!

As long as they have not been paid in full I just call the main office & their check gets smaller. I hate being the guy, but you can only ask so many times! Yes they pay & they also clean-up!
Once again today we shut down for 1.5 hrs. Seems the boys think they can work 3 stories off the ground without fall protection. The lock goes on the temp power and like at Burger King I get it my way!
It's sad to see good material treated that way, and that coreboard is not cheap.
Most people out here are switching over to Ultraboard, with the same skin as Densglass for moisture reasons. I think the green stuff will soon be a thing of the past.

Heres how we looked end of day Monday, HVAC has started, Plumber on the way. Windows are in town. We passed the roof & wall sheating inspection,so its OK to cover the plywood.
This therad might get quite for the next week, as were going on the annual Vist to my Moms with Dw & Boys. Looking forward to the Salt Water & some time off!

HVAC & Plumbing rough under way, Roofing being installed, Windows on the job & being installed.
Heres a few TGIF Photos!
Today we got schooled in the art of installing Wirsbo Aquapex. The plumber Ben, who is one of the only hardworking guy on the site got me up to speed on this product. We have been using Copper only on my projects for the past 15 years.
They buy the Manifolds pre made in 5' lenghts, cut them down to the size they need. About $100 for the 5' section. ( see photo #10)
Brass fitting slips over the Aquapex before installing pipe to manifold. (see #21)
Special tool is used to expand pipe end @ fitting, same tool (other side) crimps fitting end to manifold or other brass fitting used in the instalation. The tools cost a few hundred each & different size pipe takes a different size tool. this one (photo # 13) will do 1/2 & 3/4 inch pipe.
Pipe comes in red & blue, so the chance of a heated toilet is improving. (photo #14)
Asked Ben the Plumber if he would use the stuff in his own house, like me hes old school & said he would use Copper.
I will say the product goes in way faster then Copper!
Outside look of the 7-plex @ the end of the day...
Heres the up dated photos, we got the electricans roughing the 4-plex. Sure would be nice to get some rough inspections in the next 10 working days.
Knife plate & bracket that will hold up the decks above the garages.
Lot happening in the past week, 4-plex is moving right along. Hvac rough passed plumbing called in for the am. Electrical rough is done & low voltage finished today in the 4-plex.
7 plex is about a week behind.
Brickies should be done in the am on the 4-plex & stucco guy is on for next week. If we pass rough inspection by 8/31 on the 4, will be looking good.

Stucco crew will be setting up this week, dropped off their trailer today!

Brick guy is at 98.5% , just some small stuff left. I was wrong on the brick count, more like 16,000 brick on both buildings. Clean up & a few bricks around the electrical service areas & all will be happy.
Two more city inspections (fireplaces & the big one Rough Frame) & the private inspection from the engineer. Then on to insulation & drywall , for the 4-plex. 7 units about 10 day behind. Its going to be nice to take the 10 day deep breath at drywall & hope things go smooth.
Stucco is going on outside & theres a lot of it! It nice that we should have the next 60 days of nice weather on our side to get the outside under way!

Will do! the windows have all type of material around them. We also have an engineer, who was hired by the Owner of the buildings to check on the install of All exterior items on the buildings! Roofer was out yesterday to start on flashings.
My local lumberstore is hosting a window flashing seminar next week sponsored by Dupont. They host alot of building related events throughout the year.
It oughta be mandatory attendance. I can't think of a single thing in homebuilding that cause more costly repairs and ruined work than crappy flashing.... especially on a dollar for dollar type comparison.

Two Doors with a tramsom window above. We all had a little Pow wow, before any doors or windows were installed, to show the right way & the wrong way. One crew installed all windows, the other installed all exterior doors.
The guy installing the doors kept showing up every few days & also installed a few but not all doors when they would show up. ( I hate piece workers!). Window guy is not going to wait for the door installer!
So the guy installing the doors thinks he can get away with putting his wrap on top of the wrap of the windows above the doors! Enigineering firm thats been hired to check on this (due to all the current law suits going on around here) out taking photos of the right & wrongs!
Owner of the building also given notice! The part that Pi$$ed me off is I spent 2hrs with the door & window installers to get everybody on the same page. Door guy installed about 60% of the doors right and the rest wrong.
O6 wrong way , 03 was the correct way!
Door flash & wrap @ threshold the correct way.
One more flashing will be installed 3"x5" at the deck before stucco & placed under the flashing in the photo. Then the stucco will be held up about 2" from where the line of the finished decking.
Sorry about the double exposure!
Flashing @ the headwall of the roofing. This area will also get wraped in Jumbo-tex before stucco. The Jumbo tex will lap over the head wall flashing.
Nice shot of a window wrap, the 2x4 is just a stucco detail, that will get wraped in Vycor.

Yes on both, then 30+year caulk also on the under side of the threshold. Also a heavy bead of the same caulk was installed @ all brick mold & nailing fins of the windows.
What is the finished exterior there at the doors? Brick?

Small amount of brick. Large amount of stucco, with a Dash of Hardi plank in the mix.

On the outside were getting stucco under way. Inside were So-close to stocking Drywall, 3rd floor is going to be fun. Need to figure out how to get 12'sheet up on the 3rd floor, stair well is to small.
Outside on the stucco, where a product meets a different product, the standard Caulk joint will No longer work in this Sue Happy world we live in. Metal & backer rod is the only way they will let us meet the Stucco to a different building material. Here is how its being done...
J-metal & backer rod everywhere. Like the color change. Gray next.

Had to get out on the planks & take apart the center rail of the windows in order to stock 3rd floor. My guy that does my reglazes on windows pulled the glass & will return in the am to re-install the glass.
800 12' sheets in four address, the guys that stock the DW on a daily bases some ripped dudes, not the type of guys you want to be arm wrestling with!

For all the Right Coasters, heres the only way we get Mud around here, if your company uses enough Mud, they will print your company name on the boxes!

Cool cows. They've got a program in Louisville called Gallapalooza. They paint fiberglass statues of horses like that and then distribute them all over town. Pretty cool.

It's called 'Urban Renewal', IIRC. They're doing it all over. One of the things it accomplishes is getting rid of all of the run-down neighborhoods close to the downtown areas and when this happens, people will go to the new places they had been avoiding. This brings new retail into the areas and the tax base improves. The public image of the city improves and people will come from far and wide to see the Jewel of Urbanopolis and the city government can put this pretty feather in their overstuffed cap because they did what the others before them couldn't. The can replace some of the freeway exits so that if anyone wants to get on/off of the freeway, it won't be in a "bad neighborhood" and that way, unless someone from out-of-town gets lost, they won't see the bad areas. Once the last craphole has been replaced with a shiny new box, they can pat themselves on the back, nail their secretary, get caught with a male prostitute and a bag of rock or crack, get a DUI, tax fraud/bribery/prison and public disgrace. Or, in the case of Milwaukee, Hizzoner can nail an aide, go public with it before the aide does (with his wife and kid at his side), leave office early and move to Chicago, write a book on Urban Planning and get a nice cushy job at a college as a lecturer.My question is, "What happens to the people who were displaced?". They usually can't afford to move to the 'burbs and if the city doesn't come up with low-cost housing, they have a limited number of options. Leave, move in with relatives or friends, finish their education and become upwardly mobile or go the homeless route. Oh yeah, I forgot about crime.Now THAT'S good urban planning! Do I sound jaded?
