I don’t know if I am stepping on anyone’s toes, but I am looking at a project in Russell, Kansas area, where I would be helping some ranching friends. I would like to have some input as to costs for some of the following subcontractors for that area, or contacts for same.
– Foundation
– Flatwork
– HVAC
– Drywall/Plastering
– Lumber/Material suppliers
I have a handle on the costs for Michigan, but would love to have some idea of the differences in Kansas.

Russell is pretty small.
Hays, Kansas is the closest "city" and it is about 30 miles away.

I assume that I will need to use some subs from Salina or Hays, but hope that someone has some general sense of cost for these subs. If I use my normal costs, I don't want to be unpleasantly surpriesed, or way above the mark either.
i'll throw you a guess from wichita. flatwork,4" thick 3.-3.50 a ft. concrete runs around 100 a yd.
haven't had a lot of drywall lately but the last i had was with drywall sysstems [dsi inc.]about a 1.00 a foot hung and finished.plastering is almost extinct around here,few guys to do it but don't expect any bargin.
don't forget everybody now has "fuel surcharges" ,i'm trying to figure out how i can fuel surcharge my tenants.

I don't know much about Russell, but there probably isn't a large number of subs to choose from. Your best bet is to have your friends ask around and get references to find the best and go from there.
You might be able to talk to an insurance adjuster and get a rough idea of prices. I once got a price list from one.
Things might be changing rapidly as labor is going to the oil patch.

you can get building supplies/lumber from Heartland Lumber in Russell. Not sure of any good subs there, your best bet is to go to Hays 30 miles away. It may be hard to find decent help as the oil fields are in full swing and most of the people with brains have gone back to work there. Be careful, it a very small closed minded town.
