Okay how much are you guys getting for a kitchen renovation.
I just lost a job from a guy that wanted, kitchen, 700 sqft of hardwood redone, three new toilets & sinks, 250 sqft of 12×12 ceiling tile in basement, paint an entire 2000 sq ft house including three rooms of wallpaper, new 18×8 garage door with opener, and a few other misc items.
My tentative price (a little high cause details were not fully discussed) 40-45k.
My average kitchen out the door is about 20k.
He found a guy to do that whole list for 18k.
Whose nuts? Me or my competetion?

Find out where he buys material, he must be buying better than either of can!
Maybe he buys from his BIL, the midnight etherhuffer thief, LOL

Are you serious? 18k for that whole list?

$18k would almost cover labor.
I was pullin' your leg>G<
Whew, didnt think I was that far off.

Just funnin', it beats crying in your beer!
I cant touch that for 18000.
I'd love to see the job after its completed. I'n guessing were buying cabinets off the shelf from Depot.

Yes, it should be right. He used better materials than either of us!
Your customer is insane if he thinks he is going to get a good deal. He is only going to screw himself.
Kitchen 20K out the door?
I can get one out the door for that, but installing it in his door is going to run 40-45K

Thats what I thought. I feel 20k is a little low too but look at what i'm competing with. If I was where I should be, i'd never work.
I did ask the guy what brand refrigerator boxes he was going with for cabinets.
Whatever. The other guys break down for the paint was $2500 including paint and removing all the wallpaper.

Here's the last remodel job I quoted:
Semi-custom oak cabinets, quartz tops, tile floor (about 300sf), tile backsplash w/dec insets, minor plumbing relocation, new recessed lighting, relocate a few switches & plugs, remove fake beams and scrape/repair ceiling, remove existing cabinets and an old pantry & repair walls: $24,000. This did not include the tile install or materials like light fixtures, sheetrock, outlets. Customer will provide their own lighting, my guy will provide whatever materials he needs and provide receipts for the owner for reimbursement.
I don't know if that helps any since we're in North AL.
If you are comfortable with your figures, then the other guy probably missed something or mis-figured.
I can't give you any other quotes from my project. It's a friend of a friend, and they're happy to go with me without getting any other bids.
I felt pretty comfortable with the numbers. The thing is that this guy never met with me to review pricing.
No way I would've come down to 18k, but I had a little room on a few items.
I forgot to mention, he said that price included granite counters too.

Granite counters, too, huh?
Like some others I'd really like to see this one when the guy's finished.
Don't let it get to you; we've all been there a time or two!
He's probably going to be doing all his shopping in one of those abandonded foreclosed homes. All his parts are free!
The kitchen is the part that baffles me the most.
Okay, most of that other stuff, you could "phone it in", but come on a good set of cabinets is gonna run at teast 12k depending on the bells and whistles.

You gotta find a way to cut those costs. Start looking for knock down deals that you can get shipped to you. We spent 2500 for some nice cherry cabinets out of california.
Whats the selection process? Was your customer able to choose extras or was it a get what you get deal?

It could be worse. The guy who handles my retirement called to get my input on an addition, which I won't do. He has 3 prices...
Price #1 $280,000
Price #2 $245,000
Price #3 $28,000
He went with number 3..... I'm moving my retirement money.
Thats funny.
The bad thing about my situation is this guy found two others in the 20k range for all that work.
I dont konw what the others plan to do but I know what I would have given him.
His final words to me were something about how he was in purchasing at GM and he goes by the numbers.
Hope he remembers that when he sees his finished product.

Please try and get some pics of that job before you dump this fianacial wizard.

He didn't mention that for that price he'd be doing it nights and weekends. . . . . . . . . until he's done. . . .http://www.josephfusco.org

$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!That's too funny!
How big is the kitchen ? Even your price seems low.
Mike
If I remember correctly, its about 11x13. Its not huge but a nice size.
Like I told Piffin, I think my price is a little low too but look at what comes in after me to bid.
