sounding like a pushy salesman seems to work pretty good for me!
I even make people "deals" .. up front ... if they "promise" to pass my name and number to 10 or so interrested people.
Anything can be asked of a customer ... it's all in the delivery.
Better to learn sales than fear it......

It's what I do, so here goes.
sit down and talk to them about whatever they want to.. if it's the house or sports or whatever pay attention and earn their respect.. as the conversation dies down do a Columbo on them..
Colombo was a detective who's trade mark was to start to leave and while they are relacked, turn just before the door and ask the important question,, Because they think the important stuff is over they will give you an answer much easier.
Say, who do you know who might be looking to build? Timing and delivery is everything.. it needs to be casual but still asked in a manner that expects an answer.. practice it on family and friends. Video tape yourself..
the best salesmen make it look real easy, natural.. amatures mess it up and fail..
Not real certain about noteworthy, but leads,, for me only, has worked very well in the past, and I would not hesitate to use in future.. reality companies, they always seem to be in the last minute rush to have something taken care of. Plumbing Companies, their repair guy is constantly cutting holes. Then there is the local lumber yard, get to know the counter salespeople. The above three Companies, all will get you right next to the Homeowner, and for me , I like being next to the HO, for they write my checks. Note; I always ask in person,, never a phone call, and always leave a business card. Good Luck,, Jim J
