Leaking Double French door

| Posted in General Discussion on December 16, 2001 09:37am

How do you stop a patio door from leaking? This door is hung on a two story vinyl clad house under about six inches of cornice. So far, the wall has been wrapped in felt, Trimmed with treated 1x6s and caulked, flashed to the best of my ability, prayed over and cursed. Thanks to all in advance.

Now do you know the door is leaking?

Could it be coming in the wall higher up and behind the sheathing/flashing?

    New construction or old? Details?

*Older, about three years young I believe. I removed the vinyl above and around the door and the osb does not seem to be wet except on the bottom left hand corner of the door at the floor. I know there is water coming I just have no idea from where and I dont have a dog.

        *Darrell,

Did you make sure that those "fuzzy pads" were installed when your door went in? They go at the bottom jamb on both sides of the door. They "help" prevent water from getting in there. Many a French door leaks because these pads are not installed.

*I hate to sound so dumb but are you referring to the weather seal on the bottom of the door? Also thanks for your time. I was afraid that my dog joke did not go over very well.

            *Darrell,

No. It's a pad that's about 2" x 2-1/2" or so. It has an adhesive side and a side that looks like fur.One other question is this an in-swing or out-swing door?

*The doors swing in. I am going to look for this strip but I do not think my door has one. Can I buy this at Lowes?

*.. i always assume that an exterior door without overhead protection will leak..... i insist my customers have storm doors installed if they don't have overhead protection..think about it.... the door is inswing.. (outswing is worse .. for different reasons ) and it's designed to be opened relatively easy..when the wind and rain conditions are right... the door is going to leak.. french doors have double the leak potential...

*Thanks for the information. I was afraid it was going to come to framing some type of roof over the door. How far would you bring the frame out over the door? As always thanks.

*4' out by 6' wide...but anything is better than nothing....

          7. Mark_"if_I_were_a_carpenter | Dec 15, 2001 07:26am | #11

*I agree with Piffin. And Mike. Hey Joe, normally I have a very deep and solemn respect for your opinions (I'm serious). However this is gonna be one time where I must disagree with you. My experience has been that those fuzzy pads don't do a darn bit of good. Nevertheless, Yes Darrell you can buy them at Lowes. I guess if the door is already leaking, it can't hurt to try them. But I think you are ultimately going to have to do what Mike has suggested. Good luck!

*Starting on a small roof section over the door in the mourning. I hopethat solves the problem. Thanks for all the help.

          9. Joseph_Fusco | Dec 16, 2001 03:23pm | #13

            *Mark,

All I can say is that when I didn't use them my doors would leak. When I did use them and installed them correctly my doors didn't leak. When someone else's doors leaked and didn't have the pads, after I installed them the doors stopped leaking.Sorry your experiences differ, but I'm sticking with the pads.P.S. This goes without say that there isn't something drastically wrong with something else, but I'd do the pad thing first. . .

          10. Darrell_Lucas | Dec 16, 2001 09:37pm | #14

*I framed a small roof over the door and plan to install the pads a soon as Lowes gets them in. I hope that this will without any doubt stop the water. Joe, after seeing the pictures of projects and reading the posts about building here I could not dismiss any advice that you give.
