I”m considering buy this home in Charlotte. Built in 1997. The house has a small brick enclosure to hide the A/C and also the trashcans. It appears one of the brick walls has a serious “lean”. As a result, it appears the wall has pulled away from the gate. Not very attractive.
Any idea how this could have happened? The rest of the house seems sound. The owner says that since it is not part of the structure, they won’t fix it. I guess the only option is tear it down and start over?

It's leaning because it doesn't have a decent foundation.
There's a chance one might get it corrected (or at least stop the progresion) by having it "mud jacked". That's a special process, and you'd have to ask around to see if there's someone in your neighborhood who does that sort of work. (And then ask, of course, if the guy thinks mud jacking will do any good.)
i would think that gutter has a lot to do with it. like Dan mentioned the footing for that is obviously inadequate. that gutter draining just on the other side of the wall has probablly washed out a considerable amount of earth that aloowed the wall to lean.

Counter with "The buyer says .... I'm not interested in buying junk."
Only heaven knows what else the owner "improved" during his time. That wall has a structural failing, probably because of an inadequate foundation. Fixing it won't be either cheap or easy- and the first step is taking it down.
It always amazes me the hackwork folks shamelessly hide behind a nice caulk & paint jom. Press them, and they'll say "well, it works, don't it?" Well, that wall DOESN'T work.
Pass this one by.

... there's naught but gravel under that leaning wall.
Good that this house isn't where it'll experience freeze/thaw cycles much or that wall would have fallen over by now.
Definitely the foundation as everyone has mentioned. I would counter the seller because it is attached to the home, even if it had not been part of the original structure. Might be best just to tear it down and build a new one if you decide to purchase the home.
