To the many of you who were kind enough to answer my post regarding the framing cost increase on our new home that is under construction here in Asheville,NC…Thank you very much for your helpful and insightful analysis!
As previously mentioned, our home that’s under construction is a custom home and our builder has a very good local reputation that’s been verified by our bank and others, plus we saw an example of his work on last fall’s parade of homes.
On the one hand I don’t wish to impune his integrity or his reputation and as I mentioned previously, we like the results now that we’re finally dried in. I also believe that all the extra lumber was used only on our job and that theft was not an issue. As far as change orders, we’ve made a couple of minor changes with our builder’s blessing.
From your advice and since the extra lumber was used on our home, I have decided to pay for the lumber cost overrun, but I also plan to contest the extra approximately $7,000 in labor charges. I am also going to contest his commission on the lumber and labor overruns.
