I have a 26 year old Built up Roof. It leaks occasionally now. I am trying to figure out to replace it with metal panels over bituthane or a rolled on rubber membrane that can be applied over the existing BUR without removing the old BUR. I live in zone 3-4 in the mountains of Central Vermont, a 3/12 pitch roof of 1800 sq ft.

3/12 is marginal for metal roofing. Is it exposed fastener or hidden fastener roofing. i.e. can you see the fasteners when the roof is complete? If it is exposed I would not reccomend it, although the bituthane would catch any leaks.
I'm assuming you are removing the old BUR with the metal roof and applying the bituthane to the wood deck. This would be the better method.
Rolled on rubber membrane... with paint roller? ..... would be a short term solution at best.
In a situation where roof is 3/12 pitch, have any of you ever done the following?
1. strip off old roofing materials down to bare sheathing.
2. Install Weatherguard ( or Ice Guard, or similar product) on top of entire roof area.
3. After installing rubber Ice Guard, install regular 3 tab, fiberglass shingles overtop.
I have done this on 4 occaisions...just did this to a 9 square family room addition that had been leaking for some time. Have done this exact application a total of 4 times...oldest roof being 4 years ago...no reported leaks from any of the 4 roofs to date.
I did it this way because , at least in theory, the rubber Ice guard will wrap itself tight around any nails shot into it, hence the nails shot into the shingles are waterproofed by the Ice Guard membrane. And, the look of the 3 tab shingle coincided with the overall look of the existing house. The shingles add to the overall protection of the roof and is the first line of defense, but the Ice Guard comes in play whenever high winds or snow is prevalent...the Ice Guard keeps the roof waterproof from back flows . The Ice Guard membrane is just slightly less thick than actual EPDM roofing membrane ( Kwik Ply) that I install when "rubber roofs" are specd. for a roofing job.
Just curious if anyone else has tried this technique, and what results do you claim?

Davo-- What part of the country are you in? In my case, I am in Zone 3-4 in Central Vermont. I would use Selvage before using tab or similar shingles if I were to use asphalt shingles. I am also considering metal with the screws exposed (over Grace Ice and Water Shield). Fred
