Several points, No doubt of the rest of those who remain employed most have had to tighten their belts dramatically.. I'm sure the plants are no longer working overtime. I'm also sure the sales for those on commision are down dramatically. Finally those who used to work for Cash off the grid are likely not employed as well.
That number likely does not address those like Blue who left the state seeking greener pastures. Nor does it include owners of buinesses forced to close due to the poor economy..
I live in an extremely upscale neighborhood.. homes in excess of a million are more the norm.. yet I see guys home during the middle of the day I never used to see before..
Depression? Well if you consider income lost compared to previous income levels I'd say we're either in one or very close to one..

Yes but those numbers were more wide spread then just the state of MI.
Hell the county that I live in has an unemployment of maybe 3%, don't know if its that high.
Even though unemployment is very low here I still hate to see places like MI and Ohio suffer the numbers that they do. Hope it doesn't last but I fear it will.

Compared to the 1950's our relative strength is greatly deminished. Between offshore manfacturing which we support with our tax structure and failure of COE's to invest in American companies they are slowy doing their level best to Kill the American Golden goose..

We are thinking of heading to the Denver area, or maybe somewhere in Wyoming, like Casper or Gillette.Wyoming is enjoying a great economy right now, due to the high fuel prices. The problem with Wyoming is that people moving in for work are having to stay in motels for literally months on end.It's kind of a toss-up: Do I go to Colorado where the population is higher and the area is more established, or do I head to Wyoming, where everything is booming?I would be specializing in smaller jobs, from handyman type work up to jobs that could last a week or so.Much of my work here is for people from "downstate". With the rise in fuel and the loss of many automotive jobs, this has dried right up. I am working with a client right now on a $3000 roof job. He is really uncomfortable about spending that kind of money, where 2 or 3 years ago it was "just do it".I am almost physically sick about moving (I've lived here my entire life), but I want to be proactive and do SOMETHING, not just sit around and be a victim.I love Michigan dearly, and can see myself coming back someday, but it's become a matter of survival.

The reality is where there are fewer people there are fewer oppertunities.. However, it's like a gold rush.. once you hear about the strike all the good sites are likely staked out..
You need to consider moving as something more than a temp solution. The cost of selling out and moving in a down market like Michigans is going to be extremely high. Plus once there many of those things you sold or gave away will be needed so you will be paying a premium for them..
The clear solution is resort areas..
Beach and lake frontage where expensive homes are the norm. Lake Taos for example. Those multi million dollar homes on that lake have owners willing to spend whatever it costs to have what they want. That or the fingerlakes region of upstate New York.
Much of the eastern seaboard. Some of the western.. Locations where there are more rich people than working class..
Yes, proactive is the key. You need to do what will be best, that's why we left right after Christmas and haven't looked back.

i left jersey in 77, stopped in Wyoming, Same thing then , no place to live but jobs. I left home and family but i did what i had to do. Its not that bad and theres nice places to go to . We had all we owned in a pickup. Washington and Oregon are nice too

Everyone knows it rains all year here, everything gets either rusty or moldy, taxes are high , you can't swim in the water because it is too cold or too polluted, the sun never shines, wages are low, and the woman are all ugly. (well with the exception of a teacher two out on the coast) ;-)

Reminds me of an incident that happened some years back when I lived outside a small burg near here. Was standing on the corner talking with a local good old boy I knew when he indicated a nice looking young woman walking down the sidewalk across the street.
He commented that it looked like it was tourist season. I asked what he meant.

You find someone you can trust to give you information straight up if you can that lives in one of those places. If one of us does we will. Start a thread about it . Then another if necesary were good to help if we can. GUys are foolin around here right now but put out the need and its a different story.

I didnt know about Wyomimg. What about it ? Its colder than a witches teat up there. Be too cold to live in a camper unless its an all season which I was going to reccomend .

I dont know anything but you might check on the flood Iowa. There probably wasnt flood insurance so those folks will probably be packin too.

I dug deep on the Katrina thing doing a thread here . Then I made a little money off it by accident .
They dont pay individuals except they might or might not give them a camper to live in . Most of the campers that were bought for them are still in hope Arkansas .
I was a flood plains inspector and got a little schooling . Not much. Enough to know what they spend their money on and what they dont . They cant get into residential construction. They cant cross those lines but they tried to help temporarily with the campers and motor homes . According to their own rules they made a grave mistake and the inspectors shut it down rightfully so. If you build in a flood plain now days it has to be above flood stage that is set by the previous flood. Insurance money didnt want to pay in the first place and most didnt but there certainly wasnt enough money to build houses 8 ft off the ground .
Fema spent their money mostly on what the corps and the national guard provided. Mostly public needs not personal except temp assisitance. They were thrashed by the media for the things they didnt do. The trailers they couldnt do it and keep face with their own regulations.

We checked out Wyoming. I wouldn't suggest going there for carpentry work. They've got a closed system there sorta....The reason that there is no housing is because the coal industry is hiring everybody they can get their hands on. If you can pass a drug test, they have a good paying job for you. The builders are booked for a year or two ahead. But!!!!!!!!!!! that doesn't really mean anything. They don't hire framing crews and trim crews and painters....they do it all themselves, one stick at a time! So, being booked a year behind is really only one house or so LOL! When we were there, we met with a guy that told us he was 6 months behind schedule. We told him we could get him caught up in a month. He kind of looked at us funny and said "I like being behind....that means I always have something to go to."And...they pay for most skilled trade work isn't really that good. You'd think in a town where every house could sell as soon as it's done, somebody would figure out how to build fast and make a few bucks...but that ain't the way they do it there. So, if True North want's to live in a motel and make the same as he is now...head for Wyoming! Bob's next test date: 12/10/07

YOu'll be one of them in a month or so! There aren't any houses available for you to live in while you are setting up shop. We know a basement guy that moved his operation there and is doing good. I dont see it as much of an obstacle .
Id have to have a place to put camper trailers. Id have to buy some land and get licences and permits. I dont believe in motels and paying the expense. I used to rent a house for everyone but apparently thats out . <G> Three or four camper trailers would do it to get help out there. Circle the wagons and make camp. I used to be able to lease camper trailers . I was just at a sale where a 36 footer fith wheel sold for 4100 dollars. Very useable but not fancy , no slide outs.
Of course thats an addional cost and labor wont be cheap . Work will slow to a snails pace when it gets cold there. Houses might not bring enough for the trouble , I dont know but someone is gonna have to pay it or wait for it . They cant wait or the company will build them. A power plant worth billions of dollars is not gonna wait on a few stubborn builders. Thats not gonna happen. They better get it while the getting is there or be taken over by very large contractors working for the power plant. Nothing slows a power plant down much less stops it . I live by one . Money is no object!

Just a little MI update tidbit that I got yesterday.Frank tells me that one of his builders was contracted to spec two houses for the bank. The builder was grateful because two houses would be a substantial chunk of income (maybe 50k in builder fees) for this dismal summer building season. The day that he dug the first hole for the basement, the bank called up and cancelled the contracts. The builder whined a bit and said "I just dug the basements." The banks just told him to "fill them in". Frank also mentioned that the most activity he's hearing about is the banks contacting subs to work on partially completed homes. Probably, the one year lien anniversary is expiring on a lot of them and they can now move forward and finish them without having to pay the trades that got them to their partially completed condition.He also told me that the foreclosure laws allow homeowners/squatters to stay in a house on more than 3 acres for 12 months after the courthouse sale. Yes, that means a person can lose their house to foreclosure, which takes about 6 months now in MI and then legally stay another 12 months free. The timelines are different on lots less than 3 acres. Additionally, if the house is abandoned the bank can take possession immediately. Bob's next test date: 12/10/07

That is exactly what is going on in many places...more than you know. Your house isn't in foreclosure so a squatter could be legally ejected by you. If you let it go into foreclosure and the squatter moved in, no one could legally remove him for many months. Bob's next test date: 12/10/07

Even my wife, who is a Democrat, had to laugh--on last night's news they had a clip of the governor of Michigan in Flint telling them how to run their economy (Flint is having some big problems). I wouldn't take advice from her, she and the legislature have run this state into the ground!

I reside in New Hampshire. The business climate for the construction trades here is doing well. The lakes region in the center of the state is seeing constant expansion of high end home building. Finding work here will not be a problem. Cannot say the same for the tourist industry as that business is down at least twenty percent. Our annual motorcycle week in Laconia/Weirs Beach that ends tomorrow was a bust. Usually the roads here are packed with riders; this year one can get around easily. It was sad to see the empty vendor spots. Years past one looked out on a sea of motorcycles. This year the crowds just vanished. Newspaper quoted vendors waiting a half hour between customers. Funny thing is the organizers will claim another great year.
