just made an offer on my first home.it’s a 1200 sq ft ,1954 construction, 2 bedroom.we’ve offered $84,000 so far, it was listed at 89.I’ll find out if they accepted in the morning.
t’s in great condition with beautiful hard wood floors throughout.it’s about a 5 minute walk from Corpus Christi bay near Texas A&M CC.
the original siding and exposed rafter tails, that it seems were common in that era around here, are covered with vinly which i usually despise but actually looks really good on this house.i may tear off the soffit and make those rafter tails look nice again.
Brand new central A/C. huge backyard for the dogs and kiddo.what a great deal.i hope our latest offer goes thru.
gonna try and post some pics.one of em is me with my new baby girl Ava.

RTC,
What a great house! Those floors are beautiful, and the rooms seem to have good light.
I'll have my fingers crossed for you.
Be glad your in Texas, I spent the first 8 months of the year fixing up the family home to put on the market with my brother. We invested 100,00 in a 942 sq foot house at the beach in Calif. It is in escrow for over 775,000.
Nice, comfortable looking house. Good luck with your bid, sounds like you made a good offer on it.

Good looking house. At least $250 K in this part of Maine - central coastal.
Any idea what the property taxes run?
Good luck to you!
RTC, nice looking home......your blessed.
Nice to hear from someone in the neighborhood. Maybe it is a misperception, but it seems most of the participants in Breaktime are from up north. Perhaps it is due to the rain and cold weather they are already reporting....they are inside with nothing better to do than post and read in Breaktime.
I live in Hungerfod, TX 30 miles from Houston down Highway 59 / close to Wharton.
I hear many down here say "I was not born in Texas, but I got here as fast as I could." I am from Memphis, TN, and do not repeat this saying with any confort.
Memphis is great, and according to the Smithsonian (our national museum) is the birthplace of rock and roll. The Smithsonian set up The Rock and Soul Museum in downtown Memphis. It is the only fully supported Smithsonain Museum outside of DC, and located in the same building as a new Gibson guitar plant. It is within walking distance of Beale Street "Home of the Blues". Great place to visit, and go by Elvis' crib if you are in the neighborhood.
My boss is a Jewish Carpenter.

I am a builder...all my subs are doing the work that brings in my money. If you do not believe that a builder who subs out his work does nothing..... just ask a guy works as a teacher (or any other non-builder) and wants to build his own house.
Aside from that...I am working on my second million...my dad told me tht the second is always easier so that is what I am starting with

Sorry if you misinterpreted. I wasn't trying to imply you weren't doing anything. I was just stepping on your stones. All in good fun.

Dusty,
No problems here, just having fun, both with the comment I made about the northern BT Crew and my response comments to you. Lets build something.
If is true that some of the guys who have tried to build their own homes think that us builders do not really do anything. They think they can work a full time job and GC their home too, saving the builders profit.
A rude awakening usually follows...it takes them more time to buld their home and it cost the more than a builders bid price.
I really had 81 post in 17 days. Addictive, I need to check into rehab. Thanks for confronting me.
There are lots of Texans here, drop by the tavern and you'll meet a few.
How do I get there? I am 51 and need some help.
Look for a thread called 'access to the tavern' and beg SYSOP to let you in.
<I am from Memphis, TN,> Care to elaborate?Where and who did you work for and what time frame.I've been here since I was 15 and now I'm 46.
I was born at St. Josephs Hosp / Memphis in 1954.
I started framing in 1971. It was such a wild and crazy part of my life...memory does not serve me well. I worked for several house framers in the east and south east of Memphis, and helped build some homes in Germantown....can not remember who wrote the checks.
Prior to house framing..... I helped build apartments at Park and Mendenhall / I think they have already torn them down for an office park. I helped build apartments / setting trusses on Winchester at Lamar and Winchester near Mendenhall (same GC).
In those days I spent a lot of time down on the square Madison and Cooper and especially The High Cotton Club on Cooper near Peabody...it is a grass lot now.
Years ago my crew and I were framing in Houston...strangely another carpenter ask me if I was from Memphis....I told him yes and he said he could tell from my style of framing and the way I wore my tools.
Talk more later...I am leaving soon for Church.
the head county agent for memphis is a good friend of mine.
<I was born at St. Josephs Hosp / Memphis in 1954.>Your 4 yrs older than me. I doubt our paths crossed asI started framing in countrywood for the most part, alsosome in Collierville and Germantown. I don't frame know as you no what they say "if you can't stand theheat, stay out of the kitchen". I enjoyed framing but justcan't take the memphis heat. Since 87' I have been workinginside remodeling Laundry rooms in apts. Great companyw/benefits unheard of for carpenters in this area.
The Countrywood off GTown Road? I worked for a framer in Countrywood. He was always preaching to me / I remember him / John Sumner / Maranatha Construction Company. We also framed in GTown off of Walnut Grove east of GTown Parkway and on Neshoba Road in GTown.
I was only 18 or 19. GTown Parkway was only a 2 lane road thru the woods. Germantown looked like a small country town. We ate lunch at a wooden strip center at Germantown Parkway and Poplar.
Later, in the 80s I worked for Nabors and Company in Bartlett / Walter Nabors. We built about 20 homes a year. His wife ran a real estate company, located on Stage road in Bartlett.
My how things have changed. Amazing growth.
I'll be in Memphis tio vistit my folks at Christmas. They live in GTown. I can not wait to get some real good Memphis style bar-b-que. Texas bar-b-que is good, but.....
Memphis is a good city, you do not know what you got til its' gone.....
<Later, in the 80s I worked for Nabors and Company in Bartlett / Walter Nabors>When I was working for Bobby Fahr we framed a couple for Nabors, but I can't remember the years.<Memphis is a good city, you do not know what you got til its' gone....>.I would move out tommorow Ifn I could. Now Germantown, Bartlett orcollierville, now I wouldn't mind moving there.
Yes, in speaking of "Memphis" my mind thinks of those satillite cities as a part of Memphis.
I can not remember the framers name at the time I was super.
Looks nice, up here it would be about 250k, and people would be fighting for it. Is it haunted for that price ?
Congrats on the house - Hope you get it for a good price.
It makes me think of the Sears homes in this area. I wonder if it could be one of those?
Boss- I could be wrong, but I thought Sears was out of the house business by the 50s
Well - I'd say YOU were wrong before I'd admit that *I* might be wrong.(-:.It was just speculation - I had no idea when Sears quit selling house packages...
I'm on the road constantly, where the hell is Easy Street?
you sound like my wife.
You are wrong!
Sears quit selling houses long before then (I've got the book).
How have you been? Did you make it over to Calvin's for the last Fest? We were swamped all year with new construction. We're afraid of what the future will bring so we didn't turn away any work.John

Yo John - Didn't have the time or the bucks to make it to the big fest last summer. Nive to hear from ya. Have you had the 35 running lately?Which book about Sears houses do you have? There are several out there, I think. Rose Thorton wrote one - She used to hang out here occasionally. And a friend of mine named Lori Flori recently wrote one. (She and Rose don't get along)If you've read a book, you no doubt know that Carlinville (my hometown) has the largest collections of Sears homes in the world. Most of them are still stanbding. I even lived in one for a while.
Q: What's the major difference between wives and husbands who are trying to have children?
A: Wives want to videotape the birth of their child. Husbands want to videotape the conception.
Boss,
I have the Rose Thorton book. It's good "throne" reading material.
Yeah, the TO35 still runs great. If we slow down this winter (be careful what I wish for), I plan on restoring it. I sold the other 2 Massey Fergusons and a Kubota I had this summer and bought a new Kubota.
Good hearing from you,
John
