Here is the first and second houses of 15 I have to frame in this subdivision. Currently I’m waiting for the rain to stop to finish framing the second house. These two houses weren’t to bad to frame except the plans were terrible. The second house is around 1650 sq ft. without the garage. The first house is around 2250 sq ft including the bonus room over the garage.

Do you have to put the wrap on later, or does the siding guys do that?

The siding guys are in charge of the Tyvek, which doesn't hurt my feelings one bit. :) If I were in charge of putting it on, it would go on the wall while it's laying flat on the deck.
There's 15 houses in this subdivision and met with another builder yesterday about a 2-phase subdivision with 40.

My thoughts exactly. I've been bidding in the developments again lately. I'm still trying to get a guage on what they're paying, but sooner or later I'll land one of these. Too many small time spec builders clamming up with the flooded market we've got here. Time to batten down the hatches.View Image

Around here I think the price would be about $4.50 per foot and the garage free. The slow economy has everyone afraid and price cutting.

That one and the one across the road were $6.00 sq ft. and the garages were 3.75 sq ft. I am starting to see the price cutting wars here in particular the mexican and amish crews.
