New construction from the ground up
My wife and I are under contract on a large tract of vacant land, there are several passed perk tests on the property, natural gas, electric, and fiber internet are all available at the road- as well as great cell service! We are looking to build a brand new home on the property, from the ground up. We have totally remodeled several houses, so I feel confident in my ability to be the GC for the build. I think we would like to built with ICF, a system like foxblocks or amvic. the property is on a side mountain, so the house would walk in on the first floor, and have a walkout basement. we would like a finished basement, first and second floor. we have spent hours online looking at styles and plans, and know the style we want (craftsman) and have picked out a set of plans that are roughly what we’re after, they’re not exact but with some tweaking we could make them work. what should our first step be to get the floor plans to reflect what we want? the website offers plan customization, but I’m worried without sitting face to face we may not convey what we’re after. Do we need an architect? please advise on our best course of action to as cost effectively get this project started!

Sounds like a great project. If I was in your situation I’d try to find an architect since you are trying to be your own GC. It might be nice to have someone making sure you’re meeting code and available to field questions when they come up. Otherwise everything is on you. A good architect could help you avoid costly mistakes in my opinion. Good luck on your project.
