here’s a job Barry got , that we designed… so Joint Venture time…
take the shrubs down…. demo the glassed-in porch… jack and shore the roof.. and rebuild the lower portion…
managed to get our Andersen window order in for custom & van pricing and should have them in 3+ weeks…

this building is a little peculiar.. some of the 2d floor cantilevers over the glassed-in porch.. so we had to jack and shore a little more carefully than we would with just a plain covered porch structure....

saw.. i'll try to remember to get a close-up of the screw tomorrow we won't be working there.. tomorrow is landscape and loam on a deck job we're finishing .. now that Spring is here and most of the mud is gone..
today we dug the holes and poured our footings.. here's the batters...
and a close up of the 4x6 we lagged to the 6x8 mud sill.. the 4x6 will hold our 2x10 ledger clear of the stone foundation....Mike Smith Rhode Island : Design / Build / Repair / Restore

Windows finally arrived...
natch the two flankers are not right ..
so we'll do everything we can and work around them... the replacements were ordered two weeks ago so another 3 weeks will get us the right windows with the muntins lined up correctly...
here's the windows installed
and once they were in place we counl finish insulating the wall below and get the plasterers in .. 4 guys .. about 6 hours, hang...skimcoat and clean up..20 (8' ) boards....

while we were waiting for the plasterers to show up , we went to Middletown and rebuilt a deck...
when we came back.. Roy and Barry stayed here.. here's Barry's stairs.. with Koma risers , fir treads... and Koma caps .. Koma is pretty cool.. you can weld it with PVC cement..look at Barry's wall caps...

And ... who thick is it .... are those caps built up and mitered all the way around ....
or does the stuff come that fat?

the first time I tried to "weld" Aztec ... it was about -10 outside ...
guess what don't weld so good at those temps?
btw ... wasn't my idea either!
I do like the plastic stuff though .... after that first job it's been nothing but cake.

Seen a lot of old farmhouses round these parts with glazed-in porches on the front, sort of like old-timey versions of what you are doing new.
A lot of 'em look so stuffed with old washers, barrels, John Deere parts, boxes, etcetera, you couldn't throw in a dime and get the door closed again.
Nice work. Love the shingle flare. Keep the pics coming.
And if it isn't too late, give us a blow-by-blow of the inside window and door trimout, sort of like JeffB did for the Gary Katz carpenter gallery.

Here's a pic Jeff took and posted there of how his cockbeaded casings meet at head-jamb corners. Pocketscrews join the two on the backside.

here's some of the interior trim.. all paint grade, so we used 3/4 & 5/4 Primed Finger Joint pine as our basic material..
5/4 x 4 sill .. 3/4 x4 apron... fluted 1x4 mullion casing... 1x4 casing with band molding..
all designed to give the look and feel of the interior.. we also used an 8" speed base (MDF) for the baseboard..
this job is dead in the water until the replacement flanking windows arrive.. then we'll have about 2 days to finish..

the NEW new windows finally arrived.. her's the first ones we got.. they were Flexiframe.. see how the muntins don't line up ?.....
and the sill detail is completely different..

Mike, is that a dog door or an access hole in the lower siding of that porch? I know I wouldn't fit in that spider hole.............
By the pictures of the walls I'd say this porch was overdue for a repair.........
