I am a small volume remodeler in NJ. I’ve done, and subbed, it all. I want to get to new construction. Tell me where to go from here. I called the dept. of Labor, and they couldn’t give me a straight answer on whether a lic. is required. They didn’t even know. What an F’ed up state. None the less, can anyone help. I want to be a legit builder. I know the obvious (I am already insured as a carpenter, I am sure i will have to add a few riders to the policy. My employees are legit. And I’m already a LLC.) Thank you.

If you want to build new homes in NJ you must register with the Division of Codes and Standards 609-530-8800. If you want to do commercial construction no license is needed by the state, however some of the Local Governments will require licensing which uasually just involves paying a fee.
As to insurance make sure that you look at the exclusions on the policy or you may very well find you are paying for coverage that you only thought that you had.

In the Star -Ledger from May 14, there was an article saying that Gov. McGreevey signed a new law requiring home improvement contractors to register and obtain a liscence from the state Division of Consumer Affairs.
It didn't say when the law will go into effect, or how or where to register. It sounds to me like another way for the state to make money. I would have less of a problem with all this if contractors actually had to take an exam to show some level of proficiency to get a liscence, like the electricians and plumbers do.
