Looking for a Roofing / GC for a project at my Dad’s house in Central NJ near East Brunswick.
Fun challenge – there is a valley in the roof.
And what splits the valley?
You got it – a Chimney!
Yes – the roof leaks.
Chimney will probably need to be repointed.
Some of the sheathing will probably have to be replaced.
I would not be surprised if some of the rafters do as well.
House was built in 69.
“new” roof slapped on top of the old during a re roof/re side project in the mid 90s.
Other items on the “potential to do list”
— add attic insulation
— fix the drywall where the leak ruined it
— add a weather head for the TV antenna wire
— ridge vent?

Make sure you get a roofer who's capable of flashing the chimney / valley area with soldered metal or it will continue to leak after they're done .

Actually its the flashing lower down that seems to be causing more problems (Im guessing the water backs up UNDER the shingles)

I didn't realize that was going on already. Have you done it?Friend from Brasil won the two man team race about 8 years back or so. I've thought about doing it, and then I read the stories about people suffering from severe delusion and cycling into the paths of 18 wheelers. HA! I proposed a new category for RAAM: Sixty+yr/old,24man team, each with his own motorhome. Do a couple of thirty minute shifts, then call it good for the day.
Just took a look at the TransAlp web site. That's a much better adventure than RAAM, IMO.
I have a loose association with RAAM through a bike shop which has been a sponsor so I got to know an ultra marathon rider, John Williams. When John was training for RAAM he'd do a four hour century in the AM, before going to work at the shop.
I'd be happy to do a half century in the same time.

It'll need more than re-pointing to keep it from leaking. No chimney ever belongs in a valley. For any reason. Something needs to be re-designed right.
